Mrs. Diver questioned if the entire perimeter of the property would be re-fenced and asked if the <br />setbaclc variance would still be required if the parking was angled. Mr. Brooker said that all <br />fencing would be a total of 10 feet high from the lowest elevation point above grade to top of <br />fence and will run along the entire rear property line. He reviewed the area which would be paved <br />and house 7 parking spaces which require a variance. Mrs. Diver questioned an area behind the <br />Porsche dealership which she observed filled with hay and asked what was or would be done. Mr. <br />Brooker said the area in question was a storm water quality swale which was seeded. Once the <br />plans are approved the fence and proposed landscaping will be installed in the area. <br />A brief discussion was held pertaining to having two wall signs, comUining the two signs into one <br />and the decorative panel behind the signs. The applicant said the headquarters of each of the <br />dealerships would not allow the local recognition combined with their standard signs. He <br />reviewed that all the proposed signs were pre-existing signs which were purchased and being <br />reused at the new locations. <br />Ms. Rudolph had no objections to the special permit as the building and setbacks are pre-existing. <br />The new canopy is warranted as it will aesthetically improve the building and the rear parlcing is <br />only being extended. The owners have worked with residents and at the residents request are <br />installing a 10 foot high fence. Regarding wall signs she understands there are two signs with a <br />colored band but it loolcs to be one large sign which is not objectionable. The ground signs are <br />wananted for the location and traffic flow throughout the site. Mrs. Bellido was undecided about <br />two wall signs. Mrs. Diver was against two wall signs and again noted she would prefer a vinyl <br />fence over wooden. The parking setback for the Saab building will be limited to the Saab location <br />when addressed in a motion. The ground signs both existing and proposed are needed for the <br />safety of the site. Mr. Menser felt that although the variances were substantial they were <br />warranted for the aesthetics of the site being created. The applicants worked with residents to <br />provide buffering, ground signs are needed for traversing the site safely and although the character <br />of the neighborhood will be altered it is for the betterment of the area. Mr. O'Malley advised that <br />the installation of a 10 foot fence if related to one or more of the variances being addressed and <br />within the board's power to impose. <br />Mr. Menser moved seconded by 1VIs. Rudolph, to grant COMS08-12: NOAC (Saab, <br />Mercedes, Porsche) of 28545 Lorain Road their request for a special permit to add to a non- <br />conforming building which is in violation of section 1165.02 as it relates to items 1& 2 of the <br />area variances, which was unanimously approved 5-0. <br />1VIrs. Diver moved secondeel lby Ms. Bellido, to grant COMS08-12: NOAC (Saab, Mercedes, <br />Porsche) of 28545 Lorain Road their request for the following variances: <br />1). A vai-iance from section (1165,02). <br />2). An 18.9 foot variance for existing front building setback and new canopy, code requires <br />75' applicant shows 56.10' which is in violation of section 1139.07 which was unanimously <br />approved 4-0. <br />Mrs. I)iver moved seconded by Ms. Rudolph, to grant COMS08-12: NOAC (Saab, <br />Mercedes, Porsche) of 28545 Lorain Road A 10 foot rear yard setback variance for 7 new <br />spaces and 18 existing parking spaces behind Saab Dealership only, code requires 15' <br />applicant shows 5' which is in violation of section 1139.07, conclitioned upon a 10 foot high <br />fence being installed along the entire rear property line of the combined campus which was <br />unanimously approved 4-0.
