governmental services would not be affected. Ms. Rudolph felt the setback variances were
warranted due to the size of the lot and the display areas. Mrs. Diver said the character of the
neighborhood would be altered by the proposed monument sign as it would be on the corner of a
residential neighborhood. Due to the applicant removing one of the service signs and only
illuminating the logo and Subaru signs the additional wall signs are warranted. Consideration
should also be given the applicant as no existing ground signs provide the owner name
recognition other than the wall sign. There are other methods other than a vaxiance for name
recognition as they have three wall signs and other ground signs with name recognition. Ms.
Rudolph didn't feel the character of the neighborhood would be altered by the ground sign as it
was over 400 feet from residential property but still agreed that it was not warranted.
Ms. Rudolph moved, seconded by Mrs. Bellido, to grant CMS09-10 Ganley Subaru of
25730 Lorain Road a 24.92 foot variance for front yard setback; code requires 75 ft,
applicant shows 51.08 ft, section 1139.07 which is contingent upon a lot consolidation being
approved, which was unanimously approved 4-0.
Ms. Rudolph moved, seconded by Mrs. Bellido, to grant CMS09-10 Ganley Subaru of
25730 Lorain Road an approximate 53 foot variance for displaying merchandise (vehicles)
in 75 ft setback; code requires 75 ft, applicant shows approximate 22 ft, section 1139.07,
contingent upon lot consolidation and limiting displays to 4 vehicles on concrete slabs
landscaped and shown on plans, which was unanimously approved 4-0.
Ms. Rudolph moved, seconded by Mrs. Bellido, to grant CMS09-10 Ganley Subaru of
25730 Lorain Road a variance for 3 additional wall signs on a building; code permits 1,
applicant shows 4, section 1163.28, conditioned upon lot consolidation and the applicant
forgoing any signage and the west elevation, which was unanimously approved 4-0.
Ms. Rudolph moved, seconded by Mrs. Sergi, to grant CMS09-10 Ganley Subaru of 25730
Lorain Road a variance for 3 ground signs on a lot; code permits 1, applicant shows 3,
section 1163.27, conditioned upon lot consolidation being obtained and no additional panels
being added to existing monument signs, which was unanimously denied 0-4.
CMS09-12 Walmart; 24801 Brookpark Road:
Request for variance (1123.12). Proposal consists of signage and the following variances are
required:
1. A 4 foot variance for a wall sign higher than allowed; code permits 4 ft, applicant shows 8 ft
section
2. A 198 square foot variance for a wall larger than allowed; code permits 100 sq ft, applicant
shows 298 sq ft.
Violation of Ord. 90-125 section, 1163.28 c.
Mr. Sullivan and Ms. Griffin were sworn in. Mr. Sullivan said Walmart stores are being
redesigned and remodeled. The Walmart name itself is being rebranded with new earth tone
color palettes for all buildings and new signs which include the spark logo. The proposed sign
including logo is a much more contemporary design then the block letter design currently on the
building. He briefly reviewed the color changes taking place to the exterior walls. The Walmart
