Fischer said that all the panels in the overhead doors would be glass and would appear more like <br />storefront doors. Mr. Bohlmann questioned the use of the pavilion and Mr. George said that the <br />pavilion includes heating and cooling so it would be used throughout the year. He noted its use <br />during the winter months would be limited to special events. Mrs. Meredith asked if the pavilion <br />was closed in on three sides or more and if its construction was to accommodate smokers. Mr. <br />Fischer said only the open patio would allow smoking and Mr. George said they would use the <br />pavilion in accordance to state and local law. <br />Mrs. Meredith asked if reducing the height of the east sign would eliminate one or two variances. <br />Mr. Mitchell said it would eliminate the height variance and reduce the total square footage <br />variance. Mr. Bizjak submitted photos showing both a 5 foot logo and a 4 foot logo as it would <br />appear on the building. Mrs. Meredith asked if a bike rack would be installed and Mr. Fischer <br />said they would and asked if there was a style the city preferred. Ms. Wenger suggested a bike <br />rack which fit the aesthetics of the building. Mr. Mitchell said a detailed plan of the fence is <br />required. He also requested that the new landscape plan identify existing plants. Mr. Fischer <br />said the fence would be black aluminum with straight posts and flat top and would be detailed on <br />the new plans. Mr. George noted that the North Olmsted site would be the new flagship for <br />Harry Buffalo. , <br />Mrs. Meredith moved, seconded by Mr. Bohlmann, to recommend the Board of Zoning <br />Appeals grant CMS09-11 Harry Buffalo of 2824 Great Northern Blvd the following <br />variances: <br />1. A 1 foot height variance for wall sign taller then allowed, code permits 4 foot, applicant <br />shows 5', section 1163.28(c), <br />2. A variance for an additional wall sign, code permits 2 wall signs, applicant shows 3 wall <br />signs, section 1163.28(a), <br />3. A 44.67 square foot variance for total sign face are per building; code permits 177 sq ft, <br />applicant shows 221.63 sq ft, section 1163.25(b). <br />The motion was unanimously approved 5-0. <br />Mrs. Meredith noted that the Commission's recommendations were based on the location of the <br />building fronting two major roadways and the logo aesthetically fitting the fagade design. <br />Mrs. Meredith moved, seconded by Mr. Malone, to approve the proposal for CMS09-11 <br />Harry Buffalo of 2824 Great Northern Blvd, which consists of a building addition and site <br />modiflcations with the following conditions: <br />1. The aluminum fence as shown in LS-1 is the correct placement for the fence. <br />2. A bike rack will be added and details of the rack provided. <br />3. A new landscape plan will be provided showing all changes as noted by Mr. Malone <br />existing plantings versus new plants identified as such on the plan. <br />4. The canopy signs are to be eliminated and replaced with black canopies with a gold pin <br />stripe. <br />The motion was unanimously approved 5-0. <br />3
