Mrs. Meredith agreed both the owner and brand needed name recognition and <br />the placement of the signs enhance the building. <br />Mr. Lasko moved, seconded by Mrs. Meredith, to recommend the Board of Zoning <br />Appeals grant CMS09-10 Ganley Subaru of 25730 Lorain Road a variance for 3 ground <br />signs on a lot; code permits 1, applicant shows 3, section 1163.27 conditioned upon lot <br />consolidation approval which was unanimously approved 4-0. Mrs. Meredith said when <br />looking at the ground signs having three allows each dealership to have its own groundsign. Mr. <br />Laslco noted that the variance is created by consolidating the lots and in no way distracts from <br />the overall appearance of the site. <br />Mr. Lasko moved, seconded by Ms. Williamson, to table CMS09-10 Ganley Subaru of <br />25730 Lorain Road, and requested the applicant to return with additional information <br />discussed includ'ang moving the sidewalk inward which was unanimously approved 4-0. <br />OLD BUSINESS <br />CMS09-12 Wal-Mart; 24801 Brookpark Road: <br />Representatives: Steve Sullivan, PB2 Architects; Donna Griffin, North Olmsted Walmart <br />Mr. Lasko read Ms. Wenger's report which referenced Walmart's last meeting with the <br />commission in October 2008 when they requested more details on the areas of the building to be <br />painted versus remain as is and asked for color samples that accurately reflect the proposed color <br />palette. The existing damaged bollards were to be repaired or replaced and the landscaping was <br />to be at minimum restored to what the city originally approved. The proposed signage is 100 <br />square feet larger than the existing wall sign and plans should show all existing and proposed <br />signage on the building to determine what variances are required. <br />Mr. Mitchell said the proposal requires a 4 foot variance for wall sign height, code allows 4 feet <br />and 8 feet is shown. A 198 square foot variance for total square footage of a wall sign is also <br />required, code allows 100 square feet and 298 square feet is shown. The applicants applied for a <br />concrete permit which includes repairing or replacing all bollards previously questioned. The <br />existing bollards will be replaced with masonry bollards across the front and no yellow metal <br />bollards will be installed; all metal bollards will match the new color palette. Along the front <br />additional masonry bollards will be added for safety. The applicants are also in the process of <br />replacing all dead and damaged landscaping throughout the property including bringing all <br />parlcing lot beds in line with originally approved landscape plans. Mr. DiFranco noted that <br />engineering concerns pertaining to the downspouts had been addressed. Mr. O'Malley noted that <br />the commission previously imposed a condition that no displays were to be outdoors which he <br />recommended the commission reinforce in their motion. <br />Mr. Sullivan said Walmart is going through a new world wide name branding change including <br />signage. The proposed signage is reduced as there will only be one wall sign on the building. <br />The new Walmart wall sign will be 8 feet tall, 298 square feet, but the letters are only 5 foot 6 <br />inches tall and it is the spark that is 8 feet tall. <br />4
