Mr. Lasko read Mr. Rerko's question which was how the building would be repaired once the <br />signs are removed and Mr. Sullivan said as the material behind the signs are EFIS it will be <br />patched. He also questioned if the new wall sign would be illuminated or if there was any <br />lighting added to the site and Mr. Sullivan said the sign would be internally lit with LED lights <br />but no other lighting was scheduled. Mr. Rerko's notes also questioned how the existing brick <br />and or block would be cleaned, restored or renovated. Mr. Sullivan said the bottom portion of <br />the building will remain as is and all EFIS material will be painted following the new color <br />palette. Mrs. Meredith asked when the landscaping work would be done or if new bike racks <br />would be installed. She also asked if Subway would be installing a wall sign and Mr. Sullivan <br />said a Subway sign would be up to the tenant. Ms. Griffin said there would be new bike racks <br />installed with the sidewalk replacement. A brief discussion ensued pertaining to sidewalk access <br />from Brookpark Road to Walmart entrance. It was also clarified that the charitable entities <br />which Walmart allows to set up stations at their entrances would not be considered displays. Mr. <br />O'Malley advised the applicant they are accountable for addressing any exterior signage <br />including their tenants. Mr. Sullivan said typically the tenant likes to have an exterior sign but <br />not sure if Subway would seek a sign. Regarding landscaping some trees had to be special <br />ordered which just arrived so all landscaping would be completed by the end of the week <br />including mulching. The commission believed that the variances for the wall sign were <br />warranted due to the size of the building and setback from the street. <br />Mr. Lsko moved, seconded by Ms. Williamson, to recommend Board of Zoning Appeals <br />grant CMS09-12 Wal-Mart of 24801 Brookpark Road a 4 foot variance for a wall sign <br />higher than allowed; code permits 4 ft, applicant shows 8 ft section and a 198 square foot <br />variance for a wall larger than allowed; code permits 100 sq ft, applicant shows 298 sq ft <br />which was unanimously approved 4-0. The variances are warranted due to the size of the site, <br />building setback from the street and the fact that there will be no other wall signs on the building. <br />Furthermore the new signage is part of a national rebranding of Walmart. <br />Mr. Lasko moved, seconded by Ms. Williamson, to approve CMS09-12 Wal-Mart of 24801 <br />Brookpark Road conditioned upon all display merchandise being maintaaned inside the <br />store or within the covered patio area only and new bike racks will also be installed which <br />was unanimously approved 4-0. <br />COMMUNICATIONS <br />The August 2009 Building Department report was received. <br />Commissioners received the 2009 Planning and Zoning Conference flyer which is scheduled for <br />Friday, November 13, 2009. Mr. Lasko said the Planning conference flyer would be re-docketed <br />for the next meeting. <br />Mr. Lasko movecl, seconded by 1VIs. Williamson, to excuse the absence of Ralph Bohlmann, <br />Greg Malone and Don Rerko which was unanirnously approved 4-0. <br />IVIr. Lasko moved, seconded by 1VIr. Cotner, to thank Mr. Conway for his inany years of <br />service to the City and the Commassion and to wish him well in his retirement. <br />5
