southeast corner of the elevation there is more glass to provide a display area for a future tenant. <br />The east elevation will have a new Westfield entry. The southeast area can accommodate two <br />small tenants with exterior entries. The materials to be used will be EIFS starting above the eight <br />foot demising line, the lower level will be wainscoting of more durable material; the entries are <br />the only place the rusticated material will not be used. The entrance will be a smooth finished <br />plaster which will be backed with a concrete panel to provide durability. The entrance doors will <br />be clear storefront glass with opaque storefront glass above them. The north elevation of the <br />mall will include a new Westfield entry. The building materials will be the same materials used <br />on the south elevation. Mr. Vlaeminck submitted a sample board of materials and photos of the <br />plant types which will be used. In regards to landscaping, they are limited as they cannot <br />landscape Sears' property. If allowed they would landscape the islands and abutting areas to <br />improve the aesthetics. <br />Mr. Malone questioned the landscaping around the existing transformer near the new north side <br />entrance. Mr. Boron said the transformer would remain and there was no plan to change the <br />existing landscaping. Mr. Malone said the south elevation near Sears was in dire need of <br />landscape improvements. There are Austrian pine trees and a blue spruce tree which need to be <br />replaced. The existing landscape beds are nothing more than mulch; the city would require that <br />any plantings removed be replaced in these areas. Mr. Bohlmann questioned cross easements <br />and maintenance agreements between owners. Mr. Vlaeminck said that their agreement with <br />Sears does not include landscaping and they have been trying to reach Sears to negotiate the <br />topic of landscaping. Mr. Lasko asked if the loading dock area would only be used by Retail A. <br />Mr. Vlaeminck said the revised loading dock area would be used by Retail A and a few small <br />tenants; the dock area includes a trash compactor and gates will be installed to enclose the area <br />with materials similar to Dick's. Mr. Malone requested more detail on how pedestrians and <br />bicyclists would navigate the site from the south. Mr. Vlaeminck said they are working with the <br />city to include drawings in their plans which include pedestrian/bike path to the main entrance. <br />Mr. Malone commended the mall for their plant selection and upkeep of their landscaping. <br />Mr. Bohlmann said he liked the concept but the drawings need to be more detailed for the next <br />meeting to include materials and dimensions. He asked if any sidewalks, pavement or curbing <br />would be replaced. Mr. Vlaeminck said the drive aisle along Retail A and B will be narrowed 2 <br />feet and the islands will be shortened slightly. Mr. Bohlmann questioned if the outdoor patio <br />would be larger than the existing. Mr. Platt said the existing patio footprint would be <br />incorporated into the new food court and the new patio will be smaller but adjacent to the <br />building. Mr. Bohlmann said new plans need to show tables, chairs, landscaping, fencing and <br />exterior details of the new enclosure. Ms. Wenger said that as the applicants were not sure how <br />the tenant space would be filled, perhaps the patio space could be submitted at a later date as a <br />minor change if changes were proposed. Mr. Vlaeminck said the patio would be fenced. Mr. <br />Platt noted that the patio would not extend past the existing curb line. Mr. Bohlmann questioned <br />the material to be used for the pedestrian path to Brookpark Road and Mr. Vlaeminck said the <br />design, material and color was still being worked out with city staff. Mr. Bohlmann felt a <br />different material than just paint should be used. Mr. Bohlmann asked for clarification of the <br />smooth plaster EIFS. Mr. Platt said smooth plaster is the finish of the EIFS to be used at the <br />pedestrian level as it is more durable. Ms. Meredith suggested using speed bumps along the <br />outer ring to slow. traffic down and said she encouraged pedestrian/bike paths at both elevations <br />3
