as a lot of the workers at the mall are students who walk or ride bikes to work. The existing bike <br />rack needs to be updated as it is in poor condition and benches should be added. Landscaping <br />near Sears needs to be done as the current appearance of the Sears area is appalling and <br />adversely affects the efforts being made by Westfield to enhance the area. Ms. Williamson said <br />that she was pleased that Westfield was taking steps to improve the appearance of the mall. Mr. <br />Lasko asked for information regarding the roll up doors and Mr. Platt said the doors are a ridged <br />aluminum door which is slatted so it can be rolled up and the materials will fit the aesthetics of <br />the building design. The commission took a brief recess. <br />Ms. McBride reviewed the proposed sign package. She introduced signs by elevation and <br />reviewed what variances she believed to be required. Westfield currently has no exterior <br />identification on their building and has incorporated signage at each of the new entries. Retail A, <br />an anchor tenant, has a directional sign over the customer service doors as well as two <br />identification signs. Retail B also has two wall signs. Ms. Wenger asked the height of Retail B <br />and C signs. Ms. McBride said at this time there is no tenants for B or C so the signs will be 100 <br />square feet to meet code and it is assumed the height will meet code unless the tenants seek a <br />variance. Mr. Lasko said that the Commission would assume signs 7, 8 and 9 as meeting code <br />requirements for height. Mr. Lasko questioned the directional sign above the two service doors <br />of Retail A. Ms. McBride said sign 5 would identify a service provider which is separate from <br />Retail A and would be 18 sq ft. Mr. Lasko identified that signs 4 and 5 would be on the south <br />elevation and sign 6 on the east elevation on the penthouse wall. <br />Tenant A(Signs 4, 5 and 6) signage variances required: <br />1. A variance for 2 additional wall signs; code allows 1 and 3 are shown <br />2. Sign 4 requires a 12 ft variance for height of sign; code allows 4 ft and 12 ft is shown <br />3. Sign 4 requires a 316 sq ft variance for total sq ft; code allows 100 sq ft and 416 sq ft is shown <br />4. Sign 6 requires a 5 ft 1" variance for height of sign; code allows 4 ft and 9' 1" is shown <br />5. Sign 6 requires a 34 sq ft variance for total sq ft; code allows 100 sq ft and 134 sq ft is shown <br />6. A variance for total square footage of signage on a unit as 568 sq ft is shown. <br />Tenant B(Signs 7 and 8) signage variances required: <br />1. A variance for 1 additional wall sign; code allows 1 and 2 are shown <br />2. A variance for total signage square footage on a unit as 200 sq ft is shown. <br />Tenant C(Sign 9) will meet requirements and will not require any variances. <br />Westfield (Signs 1, 2 and 3) signage variances required: <br />1. A variance for 1 additional wall sign; code allows 2 and 3 are shown <br />2. Sign 1 requires a 4 ft variance for height of sign; code allows 4 ft and 8 ft is shown <br />3. Sign 1 requires a 103 sq ft variance for total sq ft; code allows 100 and 203 sq ft is shown <br />4. Sign 2& 3 require a 4 ft 10" variance for sign height; code allows 4' and 8' 10" is shown <br />5. Sign 2& 3 require a 147 sq ft variance for total sq ft; code allows 100 and 247 sq ft is shown <br />6. Sign 2& 3 require variances for being located above the roof line which code does not allow <br />7.
