Ms. Bellido moved, seconded by Ms. Rudolph to grant Julie Lajko of 3974 Winton Park <br />Drive a 6.3 ft. variance for a residence too close to the rear property line; code requires 50 <br />ft., applicant shows 43.7 ft., section 1135.08(a) which passed 4-0. <br />COMMERCIAL REQUESTS <br />Sprinter of North Olmsted; 28595 Lorain Road <br />Request for variance. Proposal consists of a sign; the following variances are requested: <br />1. A 3 ft. variance for a ground sign higher than code allows; code permits 12 ft., applicant <br />shows 15 ft., Section 1163.27(c). <br />Denver Brooker with Forum Architects was sworn in. Mr. Broolcer said the new Saab location <br />was going to include the existing Saab ground sign however due to its age it was not salvageable <br />to be relocated. Standard Saab ground signs are 18 or 26 feet tall and the owner has petitioned to <br />have a custom 15 foot ground sign made to be closer to code. The total square footage of <br />signage on the sign will be 32 square feet. The new sign will only have 32 square feet of sign <br />face area opposed to the previous sign which was 50 square feet. Mrs. Sergi asked if the sign <br />was being custom made why it couldn't meet code. Mr. Broolcer said the 15 foot size chosen <br />was to be in proportion to the building and has a three to one relationship. If the sign is 12 feet <br />high the proportions are odd as the width is only 5 feet. <br />Mr. Mitchell said he does not support the request. The sign should be designed to meet code. <br />Mr. Brooker said his client has gone above and beyond to ensure the appearance of his <br />dealerships is high end. They believe that the sign is aesthetically appropriate to the design and <br />look of the site and asked to be granted the 3 foot variance. The majority of inembers felt that if <br />the sign was being custom made then it should meet code. There are no obstructions around the <br />proposed location of the sign which would warrant a 15 foot ground sign. While the board <br />appreciates the site improvements the owner has made, granting a 3 foot variance would set <br />precedent for future ground sign requests and there is no hardship. Board members reviewed the <br />area standards and found that the property could continue to be used without a variance, there are <br />no obstructions and a 12 foot sign is adequate. The sign is being custom made therefore it can <br />meet code. There is an approved wall sign and the building setbaclc is not significant therefore <br />there is no hardship and the spirit and intent of the code would not be uplield granting a variance. <br />Ms. Rudolph moved, seconded by Mrs. Diver, to grant Sprinter of North Olmsted of 28595 <br />Lorain Rd a 3 ft. variance for a ground sign higher than code allows; code permits 12 ft., <br />applicant shows 15 ft., Section 1163.27(c), which was not approved 0-4. <br />CMS10-31: Giant Eaele Phamacv; 27264 Lorain Road <br />Request for variance. Proposal consists of signage; the following variances are requested: <br />1. A 3-3/4" variance for a wall sign higher than code allows (Sign A); code permits 4 <br />ft., applicant shows 4'-3-314", section 1163.28(c). , <br />2. A variance for two (2) additional wall signs on a unit (three (3) existing and one (1) <br />new); code permits two (2), applicant shows four (4), section 116318(a). <br />3. A 55.9 sq. ft. variance for total signage on a unit; code permits 471.5 sq. ft., applicant <br />shows 527.4 sq. ft., section 1163.25(c). See Note No. 1.
