Mr. Lopez said in viewing the site it is very clean and the area between the shed and fence can be <br />maintained therefore he does not object. The shed does not impede views, the ability to access <br />the power lines or block any neighbor's view. Mrs. Sergi read the letter received from neighbor <br />Ralph Modenbach stating his objection to the variance requested and noting other issues he <br />believes exists on the property. Mrs. Bellido said she was not aware the shed had been in the <br />same location for six years and she did not believe the owner should be made to move the shed at <br />this point. The following variance is <br />requested: a 360 square foot variance for a detached garage larger than code allows; code permits <br />750 sq ft, applicant shows 1056 sq ft, section 1135.02(C)(1). <br />Note: garage space = 576 sq ft <br />Workshop and storage = 480 sq ft <br />1056 sq ft total for proposed building <br />Mr. & Mrs. Mazzella were sworn in. Mrs. Mazzella submitted a letter from their neighbor <br />stating they had no objections to their request. Since moving into the home in 2002 they have <br />been upgrading the home inchiding an addition. The existing garage is 20' x 20' which they <br />would like to replace with a 44' x 24' which exceeds maximum square footage by 360 sq ft. The <br />front section will be a garage and along the baclc it will be a workshop. The rear space will be <br />used for storage and to accommodate her husband's woodworking hobby. The new garage will <br />increase the value of their home and those of the neighborhood. The existing garage can not <br />accommodate their cars nor store lawn equipment or personal items. Her husband currently has <br />to do his woodworking in the basement which creates a lot of dust within the home. She noted <br />that when the plan was first submitted they thought the existing garage was closer to the side <br />yard than it is, the abutting neighbor had a survey of their lot conducted and it was found that the <br />existing garage is 5'6" off the side yard line. A new drawing was submitted to the building <br />official for the case file. <br />Mr. Mitchell said the neighborhood had several large detached garages as the lots are very deep <br />and can accommodate such a garage size. The front of the garage is 24 feet wide which is an <br />average garage width therefore it would not be overbearing. He noted the numerous <br />improvements to the site made since the owners purchased the home. <br />Ms. Rudolph noted that the lot sizes were very large and the commissioner's comment pertaining <br />to many large oversized garages within the neighborhood was a consideration. The existing <br />garage is in poor condition and the new garage will not be intrusive, from the street it will look <br />like an average two car garage. The new garage will add to the value of the neighborhood. Mrs. <br />Bellido said as the lot is very deep and the garage will not appear to be oversized she does not <br />object to the request. Mr. Lopez did not object to the request as the lot can accommodate the <br />size and the new garage will enhance the neighborhood. Mrs. Diver had no objections to the <br />2
