_. .? <br />BOARD OF ZONING APPEALS <br />CITY OF NORTH-OLMSTED <br />MINUTES OF FEBRUARY 4, 2010 <br />ROLL CALL <br />Mrs. Sergi called the meeting to order at 7:30 p.m. in Council Chambers. <br />Present: Nancy Sergi, Jennifer Rudolph, Laura Bellido, Alfredo Lopez <br />Absent: Maureen Diver <br />Staff: Law Director Michael Gareau Jr., Building Commissioner Dale Mitchell, Clerlc of <br />Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Rudolph moved, seconded by Mrs. Bellido, to approve the January 7, 2010 minutes <br />which was unanimously approved 4-0. <br />NON-RESIDENTIAL APPEALS AND REQUESTS <br />Kaplan's Furniture; 24869 Lorain Road: <br />The proposal consists of signage requiring the following variance: <br />A variance for one (1) additional wall sign on a building where two (2) exist; code permits 1, <br />applicant shows 3, which is in violation of Section 1163.28. <br />Note: A second wall sign was approved by the BZA on 5/1/08. Existing wall signs are 55 sq ft <br />each totaling 110 sq ft and the proposed sign is 32 sq ft. <br />Dan Beeman with Wagner Electric Sign and Steve Kaplan were sworn in. Mr. Beeman said the <br />request is for a single face illuminated wall sign for the Mattress Gallery store which will be a <br />total of 32 square feet. Combined with the existing wall signs, square footage is still less than <br />what is allowed for the entire lot. The mattress store will have a separate entrance along the <br />northwest side of the building. Ms. Rudolph questioned the need for the wall sign when there <br />was an excessive amount of window signage already in place and Mr. Kaplan said the window <br />signs were temporary until a wall sign could be approved. The building will be divided into two <br />so there will be a mattress store and a furniture store however there will be a pass through inside <br />to meet fire codes. Mr. Beeman said as it is a separate business it needs its own identity or it <br />would not have a reasonable return. The request is not substantial as the total square footage of <br />signage is substantially less than what is allowed for the 400 foot frontage. The character of the <br />area is business so it would not change. Governmental services will not change and allowing the <br />sign they believe will uphold the intent of the zoning code. <br />Mr. Mitchell said there are two existing wall signs on the building, one of which was granted a <br />variance previously. Due to the frontage the site is allowed 240 square feet and total square <br />footage would be 142 square feet. The mattress store is a separate tenant and should have their <br />own identity. There are issues regarding exceeding 25% window coverage with the window <br />signage. He noted that once the wall sign was addressed Section 1163.32(b) would be enforced.
