Mr. Hill suggested that if the curb cut <br />is approved then the city should install a left hand turning lane to address the existing conditions. <br />Variances were discussed with the applicant and Mr. Cattani said the dumpster, pole base and <br />irrigation would meet code requirements and the entire fence is being replaced with a new fence <br />which will be a tan composite material. Mr. Bohlmann requested the Building Department <br />address the deteriorating asphalt curbing along the back of the building. Mr. Parry said the <br />MacKenzie curb cut is not warranted unless the city constructs a left hand turning lane at the <br />Lorain Road light. The commission asked if the applicant would be willing to remove the <br />MacKenzie curb cut and Mr. Cattani said he was not in a position to make such a change. <br />Discussion pertaining to tabling the case, making a motion on the plans as submitted or <br />approving the plan with conditions took place. Mr. O'Malley advised the commission that it was <br />within their authority to request a traffic study and the commission did not believe such as study <br />was warranted. Mr. Cattani asked that the Commission take action on the proposal. Mr. Malone <br />said if the curb cut is eliminated additional landscaping should be added along the eastern <br />property line along MacKenzie Road. Plant three additional maple trees and a line of burning <br />bushes to buffer interior lighting. <br />Mrs. Meredith moved, seconded by Mr. Bohlmann, to approve CMS10-25: Century <br />Federal of 28251 Lorain Road with the following conditions: <br />1. Proposed plantings around dumpster enclosure to be eliminated and the enclosure <br />positioned to meet code. <br />2. All new landscaping is to be irrigated. <br />3. Light pole pedestals will be 30 inches high. <br />4. Three additional harvest gold crab apples and low growing plantings around the trees <br />on island along the south; Norway spruce trees planted at 8 feet. <br />5. Plant 3 additional Maple trees at 2'/2 inch caliper along the length of the new parking <br />area and a line of 36-inch burning bushes to buffer lighting. <br />6. Continuous concrete curbing throughout the new parking lot. <br />7. Entire fence is to be replaced with a sustainable tan stockade style fence. <br />8. The drive onto MacKenzie Road is to be eliminated. <br />9. Lots 234-24-048 & 234-24-049 must be consolidated. <br />The motion was approved 5-0. <br />Mrs. Meredith thanked the applicant for addressing the issues brought up at the last meeting by <br />the city and the residents and for all their hard work to try to meet them. She also thanked the <br />residents for sharing their concerns regarding the impact the project would have on their <br />neighborhood. <br />NEW BUSINESS <br />CMS10-35 North Olmsted Town Center Building B; 24800 Brookpark Road: <br />Proposal consists of modifications to previously approved Building B and site improvements.
