PLANNING & DESIGN COMMISSION
CITY OF NORTH OLMSTED
MEETING MINUTES FOR NOVEldIBER 22, 2010
ROLL CAI,L
Mr. Lasko called the meeting to order at 7:00 p.m. in Council Chambers and led the Pledge of
Allegiance.
Present: John Lasko, Don Rerko, Ralph Bohlmann, Melissa Meredith, Robert Parry, Jim
Cotner, Greg Malone
Staff: Planning Director Kimberly Wenger, Assistant Law Director Bryan O'Malley,
Building Commissioner Dale Mitchell, Clerk of Commissions Donna Rote
REVIEW AND CORRECTION OF MINUTES
Mr. Lasko moved, seconded by 1VIr. Rerko, to approve the Planning & Design Commission
minutes of November 10, 2010, which was approved 6-0. Mr. Lasko abstained.
OLD BUSINESS
CMS10-31: Giant Eagle Phamacv; 27264 Lorain Road
Representatives: Matt Majeed, MCG Architecture; Pat Avolio, Giant Eagle; Phil Bishop, Echo
Development
Ms. Wenger said the project entails modifications to the existing building and site to
accommodate a new drive through pharmacy. The revised plans show masonry wrapping the
drive through columns, precast bollards, the curve of the drive leading to the drive through
softened, a sidewalk added from Mill Road, a drop off area striped in front of the pharmacy
entry, and plant sizes specified. A cut through has been added between the drive through and the
truck drive which she questioned. A revised sign package was submitted, requiring a number of
variances. Mr. Mitchell said a property maintenance inspection was conducted and a number of
property violations were noted which must be addressed prior to permits being issued.
Mr. Majeed said the Commission's recommendations were addressed. The bollards will be
precast colored ceinent and only installed on the site if warranted. Mr. Rerlco liked the way the
drive was straightened but the truclc area which was altered should return to the previous layout
as it is too confusing. Mr. Majeed said they would go back to the first layout to separate the
customer and delivery truck areas. Mr. Malone said the landscape island is lacking; no tree was
added and the beds should include flowering shrubs such as Ms. Kim Lilac, Dwarf Weigela,
Dwarf Viburnum and other plants to enhance the area. Mr. Bishop said they would enhance the
landscaping islands. Mr. Malone asked if a fire door was being removed and the applicant said
the new entrance would replace the existing fire door. Mrs. Meredith aslced for a bilce raclc
specification. Mr. Majeed said that the bike rack will be dull chrome and there will only be one
bilce raclc location on the site. He noted that the Red Box movie rental machine would be moved
to the south entrance.
