i . <br />s <br />Residents questioned the removal or relocation of emergency doors to the building. Mr. Majeed <br />said the remodel will meet all current OBC requirements. Mr. Lasko noted that the area being <br />altered used to be closed off each night and asked if the new pharmacy egress would ever be <br />closed off when the nursery was open. Mr. Majeed said the new egress point is a vestibule and <br />will be operational at all times. Mr. Rerko noted that an egress study is required to be conducted <br />and submitted to be reviewed for code compliance prior to occupancy. <br />Mr. Mitchell identified each of the variances required for the sign paclcage. The 33/4 inch <br />variance is due to the height of the top and bottom of three of the letters within the sign. A brief <br />discussion ensued pertaining to existing and new wall signs and the nLimber of variances <br />required. Total signage on a site is 59.9 square feet over what is allowed and accounts for all <br />existing and proposed signs at the site. The variance for ground signs too close is mainly due to <br />the directional signs on the site. Signage within the parking lot for accessible spaces and <br />reserved parking spaces is not considered signage. The addition will not make the store a super <br />store as the square footage will be 95,871 square feet. Mr. Lasko did not feel a 3 inch variance <br />for height was warranted, the wall sign should just be 4 feet tall. Mr. Majeed said the sign is a <br />standard template for their signage and the next size down would only be 3 feet 2 inches tall <br />which would not aesthetically fit the building. The 3 inches is due to the letters T, Y and P in the <br />signage, as individual letters are less than 3 feet tall. <br />Mr. Lasko moved, seconded by Mr. Rerko, to recommend the BZA grant CMS10-31: <br />Giant Eagle Pharmacy of 27264 Lorain Road the following variances: <br />1. A 3-3/4" variance for a wall sign higher than code allows; code permits 4 ft., applicant shows 4' 3-3/4" which is warranted due to standardized sign sizes. <br />2. A variance for two (2) additional wall signs on a unit (three existing and one new); <br />code permits two (2), applicant shows four (4). <br />3. A 55.9 sq. ft. -variance for total signage on a unit; code permits 471.5 sq. ft., applicant <br />shows 527.4 sq. ft. The size chosen for the site is warranted as it aesthetically fits the <br />scale of the building. <br />4. A variance foi• three (3) additional ground signs; code permits two (2), applicant <br />shows five (5). <br />5. A variance for ground signs too close together (directaonal signs). The number of <br />ground signs is warranted for the safety of the pedestrian and vehicular traffic <br />throughout the site. <br />The motion was approved 7-0. <br />Mr. Lasko moved, seconded by Mr. Bohlmann, to approve the proposal for C1VIS10-31: <br />Giant Eagle Pharmacy of 27264 Lorain Road with the following conditions: <br />1. All property maintenance issues cited by the building department are to be addressed. <br />2. The drive through and delivery truck lanes will be modified to reflect the configuration <br />of site plan C-201 received October 28, 2010. <br />3. New landscape plan reflecting 1VIr. Malone's lanciscaping requests will be submitted for <br />his approval. <br />The motion was approved 7-0. , <br />2
