CMS10-33: GetGo Fuel Station; 27264 Lorain Road <br />Representatives: Matt Majeed, MCG Architecture; Pat Avolio, Giant Eagle; Phil Bishop, Echo <br />Development <br />Ms. Wenger summarized the Commission's previous recommendations. The revised plans show <br />a number of red metal pipe bollards added along the east side of the building. The applicant has <br />added 3'9" wing walls on the east and west sides of the south side of the kiosk for screening <br />outdoor displays. She questioned if the height would be tall enough to actually screen the uses <br />and aslced if consideration was given to locating the items on the north side of the lciosk, away <br />from the Lorain Road view. The revised sign package contains six canopy signs and a ground <br />sign. Variances are required for number of canopy signs, depth of the canopy signs, and for <br />distance from signs to the edge of the canopy. Mr. Mitchell said a new photometric plan was <br />submitted which meets code and a changeable gas price sign was added to the sign paclcage. <br />Mr. Majeed said the kiosk will be masonry and the color will match the existing building. The <br />gas propane will not be visible but the ice inachine is close to 6 feet tall. The screen walls <br />provided cannot be over the proposed size to ensure the employee's line of site is not impeded. <br />Concrete bollards which match the briclc color are needed for the safety of the gas pumps. The <br />landscape recoirunendations were included and details listed on the plan. A new photometric <br />plan which meets code and cut-sheets of the lights were submitted. Mr. Parry said the proposed <br />LED flat lights were a good choice but didn't feel the outdoor merchandise should be facing <br />Lorain Road. Mr. Majeed said the grading and landscaped areas would buffer the merchandise <br />froin Lorain Road and the merchandise needs to be visible to the employee in the kioslc. The <br />kiosk can not be redesigned easily. Mr. Malone said the kiosk will be a substantial distance from <br />Lorain Road and there is landscaping which will buffer therefore he has no objections to the <br />merchandise on the south side. Mr. Bohlmann said he understands that propane and ice will be <br />displayed outdoors however anything more than that is not warranted. He aslced what <br />merchandise would be displayed and Mr. Majeed said there would only be propane tanks and an <br />ice machine outdoors. <br />Mr. Herbster said he would lilce to see the cut through from the Rally's site eliminated. He is <br />concerned that the cut through will create traffic issues at the pumps. A brief discussion ensued <br />pertaining to the cut-through driveway from Rally's and possible easeinents which could be in <br />place. Mr. O'Malley said he would research the easement issue prior to the matter going before <br />Council. Ms. Wenger felt the access point was a benefit as the area is at the corner of Dover and <br />Lorain and would help traffic flow in and throughout the site. Mr. Herbster said he is concerned <br />that the access point will become a cut through to access or leave the gas station and would like <br />to lcnow if there is an easement. The commission felt that the matter of cross easeinent should be <br />addressed if and when the vacant corner site is before the Commission. <br />Mr. Mitchell said there are six canopy signs code allows two. The variance for location of the <br />sign could be eliminated depending on the location of the sign in relation to the top of the <br />canopy. The depths of the signs are allowed to be 2 inches deep and they are 6 inches deep. Mr. <br />Majeed said elevations would be provided showing the signs would be installed 4 inches below <br />the top of the canopy. There are 6 signs, 5 of which are branding signs for GetGo and Giant <br />Eagle and the other is to display gas prices. The signs are prefabricated signs which are 6 inches
