?S <br />PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES FOR SEPTEMBER 8, 2010 <br />ROLL CALL <br />Mr. Laslco called the meeting to order at 6:00 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: John Laslco, Don Rerlco, Ralph Bohlmann, Melissa Meredith Greg Malone <br />Absent: Robert Pai-ry, Jim Cotner <br />Staff: Planning Director KiinUerly Wenger, Assistant Law Director Bryan O'Malley, City <br />Engineer Pete DiFranco, Building Commissioner Dale Mitchell, Clerlc of <br />Commissions Donna Rote <br />REVIEW AND CORREC'I'ION OF MINUTES <br />1VIr. Lasko moved, seconded by Mr. Malone, to approve the Planning and Design <br />Commission minutes of August 25, 2010 which was approved 4-0, Mrs. Meredith <br />abstained. <br />NEW BUSINESS <br />CMS10-20: O'Reilly Automotive Inc; 24254 I,orain lZoad: <br />Representative: Niclc Heatherly, architect <br />Ms. Wenger said building modifications include one of the gables being removed and new roof <br />panels matching the existing panels being installed. The EIFS area in the main gable will be <br />painted red, the glass doors and storefront glass along the eastern side of the front elevation will <br />be filled with briclc. Applicants propose to install a man door and overhead door at the southeast <br />coi7ler of the building. The applicant explored moving the overhead door onto the east elevation, <br />however due to the grading of the property and the required widths for the sidewallc, drive, and <br />landscape setbaclc, it would require variances. Existing shrubs in the front landscape setbaclc will <br />be removed and some new landscaping added, however proposed landscaping should be <br />improved. The proposed gravel in the island next to ihe driveway should be green space. Pavers <br />will Ue installed in the right-of-way area and a new masonry dumpster enclosure with wood gates <br />added to the northeast corner of the site. A new briclc sign base will be added and the proposed <br />lighting for the front parking area does not meet code for illumination or fixture type. Mr. <br />Mitchell identified possible variances pertaining to fixtures and lighting that should be <br />eliminated as they are not warranted. <br />Mr. Heatherly said both the masonry and EIFS will match in style and color the existing <br />materials. The overhead door will be on the front fagade and a new trash enclosure added to the <br />rear of the site. He had not received the write-up for the photometric plan submitted however <br />they would modify the photometric plan to meet city codes for light fixtures and light levels. <br />Signage will meet city code and briclc pavers and new landscaping will be installed.
