McDonald's new branding image and altering the west elevation of the building for improved <br />drive through circulation. Site improvements include new front landscaping and adding a <br />sidewallc from the street to the building. The sign proposal of new wall and ground signs <br />includes new signage at the drive through which adds variances for number of signs. <br />Mr. Mitchell said plans include the details of the sign paclcage which requires variances. He <br />noted that the number of wall signs would be reduced from what is currently on the building and <br />the total square footage of signage on the building would also be reduced. <br />Mr. Ptacek said McDonald's is establishing a new contemporary loolc for their company. The <br />mansard roof will be removed, parapet walls raised and entrances reconfigured to ensure they are <br />ADA compliant. The drive-through windows will be spaced for better service. The south face, <br />drive-through and east entrance will be reworlced with darlc slate sandstone. They will try to <br />match the existing briclc color as closely as possible but noted the existing brick was no longer <br />available. There will be an ADA wallcway from the mew public sidewallc to the front door and <br />the entire center island will be newly landscaped. <br />Mr. Rerlco said he would prefer the awnings to be a solid color rather than striped and Mr. Ptacek <br />submitted new elevations showing the awnings to be a solid yellow color. Mr. Malone aslced <br />what trees would Ue removed and Mr. Payne said the blue spruce would reinain in the center area <br />and everything else would be replaced. Some of the plants which can be saved will be reused. <br />Mr. Malone said the proposed plants would not have much winter interest. He aslced for <br />evergreens to be added and Mr. Payne agreed. Mr. Malone said the crab apples trees along the <br />entrance corners should include soine of the new landscaping in both beds to be consistent. He <br />aslced if the building was being extended to move the drive-through and Mr. Payne said the <br />building footprint would not change the window is just being slightly moved. Mr. Rerko aslced if <br />the halide lights along the roofline would create glare or increase light readings. Mr. Ptacek said <br />the gooseneclc lights are shielded and would only cast low lighting baclc onto the building itself. <br />Mr. Pairy aslced if the illuminated arches were considered signage and Mr. Mitchell said no. Mr. <br />Pai-ry said there are safety concerns at the exit drive due to the placement of the directional sign <br />which impedes the view of traffic from the east. To see westbound traffic vehicles must pull <br />across the sidewalk which is unsafe. He aslced that the sign be moved to the west side of the <br />driveway. There was discussion and clarification about sign placement. Mr. Parry aslced if the <br />menu boards would remain as shown or would temparary signs be added. Mr. Payne said <br />temporary signs are sent froin headquarters and required to be posted. Mr. Parry aslced if there <br />were liinits on the number of temporary signs allowed and Mr. O'Malley said yes. Mr. Rerlco <br />reviewed what signs would be eliminated, lcept and new. Mr. Parry said having less signs on the <br />site and building will give the site a cleaner loolc. Mr. Bohlmaruz noted that all dumpsters are to <br />be maintained within the enclosed dumpster area. Mrs. Meredith said the variances for signs <br />closer than 200 feet was due to the lot's size and nature of the drive-thru area. The number of <br />signs is being decreased by eliminating many signs and the majority of the signs needed are <br />related to the drive-thru.
