PLANNING & DESIGN COMMISSI0N <br />CITY OF NORTH OI,MSTED <br />MINUTES FOI2 JULY 28, 2010 <br />ROLL CALL <br />Mr. Laslco called the meeting to order at 7:02 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: John Lasko, Don Rerko, Ralph Bohlmann, Jim Cotner, Robert Parry <br />AUsent: Melissa Meredith, Greg Malone <br />Staff: Planning Director Kimberly Wenger, Assistant Law Director Bryan O'Malley, City <br />Engineer Pete DiFranco, Building Commissioner Dale Mitchell, Clerlc of <br />Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Lasko moved, seconded by Mr. Rerlco, to approve the Planning & Design Commission <br />minutes of June 23, 2010, which was approved 5-0. <br />NEW BUSINESS <br />CMS10-18 Nissan of Nortli Olmsted; 28500 Lorain Road: <br />Representatives: Brian Fabo, Fabo Enterprises; Mike D'Amato, Nissan <br />Ms. Wenger said the parlcing lot will be expanded to the rear of the lot for vehicle storage and <br />meets all zoning setbaclc requirements. There will be a 10 foot high fence installed which will <br />match the neighboring dealership's both in height and composition. The recommended <br />.flowering pear trees were added along the fence line. No new site lighting is proposed. <br />Mr. Mitchell said a photometric plan was submitted; however the northeast corner of the <br />building has a flood light which is not shown on the plan. He aslced if it was scheduled to be <br />reinoved or replaced with a light that meets code. A fence detail must be provided. Mr. <br />DiFranco said stoi-m water management is required and shown. New parlcing and service areas <br />are to be defined by continuous poured concrete curb which is shown. Mr. Laslco asked if any <br />variances would be required and Mr. Mitchell said no variances are required. <br />Mr. Fabo said the parlcing lot line would be extended north to match that of the neighboring <br />dealership. The new parlcing lot area will be used to store new vehicles and the fence will follow <br />the same line as the neighbor's and wi1T match height, style and color. Vegetation proposed <br />includes seven flowering pear trees along the rear property line. There will be no lighting added, <br />so the photometric plan submitted reflects actual light levels on the site. The wall mounted light <br />on the northeast corner of the building although not shown on the photometric plan is accounted <br />for in the readings. Mr. Mitchell said the light is a flood light and neighbor complaints have <br />been received. He is concerned that more issues will arise once trees are removed. Mr. <br />D'Amato said he was not aware of the complaints but he would be more than happy to change <br />the type of light on the wall or reinstall the pole light which was removed.
