BOARD OF ZOIr1ING APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF NOVEMBER 3, 2011 <br />ROLL CALL <br />Ms. Sergi called the meeting to order at 7:30 p.m. in Council Chambers. <br />Present: Nancy Sergi, Maureen Diver, Laura Bellido, Jennifer Rudolph <br />Absent: Alfredo Lopez <br />Staff: Law Director Michael Gareau Jr., Building Commissioner Dale Mitchell, Clerk of <br />Commissions Donna Rote <br />REVIEW ANl) CORRECTION OF MINUTES <br />Ms.l2udolph moved, seconded by Ms. Diver, to approve the minutes of October 6, 2011 <br />which passed 4-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />Lenora Jenkins; 24186 Elm Road <br />Proposal consists of a front porch. A special permit is required to add to a non conforming <br />building, Section 1165.02. Additionally, the following variances are requested: <br />1. A 10 ft. variance for front yard setback, code requires 50 ft., applicant shows 40 ft., Section <br />1135.06(a). <br />2. A variance for enlarging a non-conforming building; code requires conformance to all <br />setbacks, applicant shows violation of front yard setback, Section 1165.02(b)(1). <br />Lenora Jenkins and Scott Komondor, her contractor, were sworn in. Ms. Jenkins said the porch <br />would be extended a foot on both sides and an additional9 inches into the existing front setback. <br />Mr. Komondor noted that the home was already non-conforming in the front yard setback. Mr. <br />Mitchell said he had no objections to the variance request. Board members had no objection to <br />the request and felt the porch would enhance both the owner's property and surrounding <br />neighborhood. <br />Ms. Rudolph moved, seconded by Ms. Bellido, to grant Lenora Jenkins of 24186 Elm Road <br />a special perrnit to add to a non conforming building, which passed 4-0. <br />S. Rudolph moved, seconded by Ms. Bellado, to grant Lenora Jenkins of 24186 Elm Road <br />the following variances: <br />1. A 10 ft. variance for front yard setback, code requires 50 ft., applicant shows 40 ft., <br />Section 1135.06(a). <br />2. A variance for enlarging a non-conforming building; code requires conformance to all <br />setbacks, applicant shows violation of front yard setback, Section 1165.02(b)(1). <br />Motion passed 4-0.
