COMMERCIAL APPEALS AlVI21zEQUESTS <br />Welcome House; 27200 Lorain Road <br />Proposal consists of signage. The following variances are requested: <br />1. A variance for 1 additional wall sign on a building; code permits 1, applicant shows 2, <br />Section 1163.28(a), (existing wall sign west elevation). <br />2. A 34 sq. ft. variance for total signage on a building; code permits 80 sq. ft., applicant shows <br />(existing 40 sq ft+ 74 sq ft new) 114 sq. ft., Section 1163.25(b). <br />Tony Thomas, Executive Director of Welcome House; John Crook, Carnegie Management; and <br />Paul Lang, Sign-A-Rama, were sworn in. Mr. Thomas said although the building fronts Dover <br />Center Road it has a Lorain Road address. The current sign is on the west elevation which is not <br />visible from Dover Center or Lorain Road. The proposed sign is for the east elevation to provide <br />visibility from Dover Center Road. There are numerous transportation companies which drop <br />off their disabled clients all of which have had difficulty in locating the site. Their business <br />operates during the day and evening hours, an illuminated sign on the east elevation would assist <br />drivers' scheduled drop-offs. Mr. Lang said the sign was designed to architecturally fit the <br />building design. The height of the sign is 4 foot however the logo is 32" and the letters are only <br />16" tall. Mr. Mitchell said the sign was warranted due to the positioning of the building along <br />Dover Center and having a Lorain Road address. The size of the sign is not excessive and strictly <br />identifies the businesses location. Ms. Rudolph inquired why they would not be allowed two <br />wall signs being they have a Lorain Road address and front Dover Center and Mr. Mitchell said <br />the location was not a corner lot hence not entitled to two wall signs. Board rnembers believed <br />the sign was warranted as locating the site was difficult with a Lorain Road address and facing <br />Dover Center Road. The sign will enhance the neighborhood. <br />Ms. Rudolph moved seconded by Ms. Bellido, to grant Welcome House of 27200 Lorain <br />Road the following variances: <br />1. A variance for 1 additional wall sign on a build'ang; code permits 1, applicant shows 2, <br />Section 1163.28(a), (existing wall sign west elevation). <br />2. A 34 sq. ft. variance for total signage on a building; code peranits 80 sq. ft., applicant <br />shows (existing 40 sq ft + 74 sq ft new) 114 sq. ft., Section 1163.25(b). <br />Motion passed 4-0. <br />CMS11-18: GetGo Convenience Store; 27208 Lorain Road <br />Proposal consists of new construction. The following variance is requested: <br />1. A 37.2 foot variance for the front building setback (Lorain Road); code requires 75.0 ft., <br />applicant shows 37.8 ft., Section 1139.07. <br />Todd Waldo with Giant Eagle was sworn in. Mr. Waldo said the new GetGo store is seeking"a <br />variance for front yard setback due to the physical requirement of placing the building to meet <br />regulations for the line of site to the pumps and emergency cutoff switch. Granting the variance <br />would not adversely impact governmental services or neighboring sites, in fact the overall <br />redevelopment of the site will enhance the neighborhood. Mr. Mitchell said the configuration of <br />the lot lends itself difficult to be developed meeting zoning code requirements. Although the <br />building entrance is located on the west elevation its front setback is Lorain Road. The <br />2
