Mr. Gareau said Planning's recommendations/requirements are addressed by City <br />Council. Board members were looking forward to the site being redeveloped. The requirement <br />of State, Federal and local regulations pertaining to the building placement upon the site warrants <br />the front yard setback requested. There will be no adverse impact to neighboring sites. <br />Ms. Bellido moved, seconded by Ms. Rudolph, to grant CMS11-18: GetGo Convenience <br />Store of 27208 Lorain Road a 37.2 foot variance for the front building setback (Lorain <br />Road); code requires 75.0 ft., applicant shows 37.8 ft., Section 1139007, which passed 4-0. <br />Note: Upon GetGo conclusion Ms. Diver petitioned and was excused from the proceedings. <br />CMS11-19: Morris Cadillac; 26100 Lorain Road <br />Proposal consists of building addition, new construction, and lighting. <br />A special permit is required to add to a non-conforming building, Section 1165.02. <br />The following variances are requested: <br />1. A variance for display of inerchandise in the required front yard setback; code permits none, <br />applicant shows four display vehicles, Section 1139.07. <br />2. An 11.55 foot variance for front building setback (Buick GMC); code requires 75 feet, <br />applicant shows 63.45 feet, Section 1139.07. <br />3. A 15 foot variance for front building setback (Cadillac covered display); code requires 75 <br />feet, applicant shows 60 feet, Section 1139.07. <br />4. A 10 foot variance for front yard setback; code requires 20 feet for parking and drives, <br />applicant shows 10 feet, Section 1139.07. <br />5. A 10 foot variance for side yard setback (east); code requires 10 feet for parking and drives, <br />applicant shows 0 feet, Section 1139.07. <br />6. A variance for no landscape irrigation; code requires irrigation of landscaped areas, applicant <br />shows none, Section 1139.14. <br />7. A 2 fc variance for car dealership-front row illumination; code permits 5 fc average, <br />applicant shows 7 fc average, Section 1161.12(c). <br />8. A 1 fc variance for parking lot illumination; code permits 4 fc average, applicant shows 5 fc <br />average, Section 1161.12(c). <br />9. A variance for 2 additional wall signs (Cadillac); code permits 1 wall sign, applicant shows <br />3, Section 1163.28. <br />10. A variance for 3 additional wall sign (Buick GMC); code permits 1 wall sign, applicant <br />shows 4, Section 1163.28. Note: Buick and GMC are two signs as they are 2 feet apart. <br />11. A variance for enlarging and altering a non-conforming building (Cadillac); code requires <br />conformance to all setbacks, applicant shows violation of front yard setback, Section <br />1165.02(b)(1). <br />Kurt Hanson of TDA and Robert Morris of Morris Cadillac were sworn in. Mr. Hanson said <br />Morris Cadillac Buick GMC moved into the site in 2010 and the manufacturer requires <br />improvements consistent with their image program. The display area neax the recreation center <br />drive requires a variance for the vehicles on display. Cadillac requires a covered delivery area <br />close to the showroom which is already within the setbaclc which places the new canopy within <br />the setback as well. The additional wall signs are to give the manufacture and owner recognition
