' - -s <br />BOAIaD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINU'TES OF JULY 7, 2011 <br />ROLL CALL <br />Ms. Sergi called the meeting to order at 7:30 p.m. in Council Chambers. <br />Present: Nancy Sergi, Maureen Diver, Laura Bellido, Alfredo Lopez, Jennifer Rudolph <br />Staff: Law Director Michael Gareau Jr., Building Commissioner Dale Mitchell, Clerk of <br />Commissions Donna Rote <br />REVIEW AND COI2RECTION OF MINUTES <br />Ms. Rudolph moved, seconded by Mr. Lopez, to approve the rninutes of May 5, 2011 and <br />June 2, 2011 which passed 5-0. <br />COMIVIERCIAL APPEALS AND REQUESTS <br />CMS10-31: Giant Eagle Pharmacv; 27264 Lorain Road <br />Request for variance. Proposal consists of signage; the following variances are requested: <br />1. A variance for 2 additional wall signs on a unit; code permits 2, applicant shows 6; Section <br />1163.27(a). Note: On 12/2/2010, the BZA granted a variance to allow 4 wall signs. <br />2. A 1 foot variance for height of a wall sign (sign D); code permits 4 ft, applicant shows 5 ft; <br />Section 1163.28(c). <br />3. A variance for 1 additional ground sign (directional); code permits 2, applicant shows 5; <br />Section 1163.27. Note: On 12/2/2010, the BZA granted a variance to permit 4 ground signs. <br />Four directional signs were indicated in plans; however, the existing monument sign was not <br />taken into account in the variance write up. <br />Matt Majeed of MCG Architecture was sworn in. Mr. Majeed said the open 24 hours sign is <br />being relocated and a new energy efficient Giant Eagle sign will replace the existing sign; <br />however the sign size will remain the same and was previously granted a one-foot height <br />vaxiance. He asked why a height variance was required. The sign being added to the proposal is <br />the food and drug sign shown beneath the Giant Eagle sign. The pharmacy sign is smaller then <br />first proposed and the new bank sign will be 29.4 square feet. The modified sign plan is less <br />total square footage then what was previously granted. A brief discussion regaxding the drive- <br />thru pharmacy and existing monument signs ensued. Mr. Mitchell said the drive through <br />pharmacy sign is a canopy sign and is not talcen into consideration therefore only one additional <br />wall sign is required. The height variance is to clarify the height of the new sign although it was <br />granted a variance previously. The additional ground sign is warranted as the existing monument <br />sign was not accounted for in the previous review. He has no objections to the modified sign <br />package as it is less square footage and has three businesses within the facility. <br />Ms. Diver said the food and drug sign is redundant and did not believe it was warranted. Mr. <br />Majeed said all Giant Eagle stores are being modified to be exactly alike as part of the <br />company's branding. Ms. Rudolph requested clarification of the write-up. Mr. Gareau said
