A 40 sq. ft. variance for excessive signage on a building (signs B1-B4); code permits 265 sq. <br />ft., applicant shows 305 sq. ft., Section 1163.25(b). <br />Unit A: The Tile Shop <br />2. A 1 ft. 2 in. variance for a wall sign higher than code allows (sign B 1); code permits 4 ft., <br />applicant shows 5 ft. 2 in., Section 1163.28(c). <br />3. A variance for 1 additional wall sign on a unit (Unit A: signs B1, B2); code pertnits 1, <br />applicant shows 2, Section 1163.28(a). <br />4. A 10 sq. ft. variance for total sq. ft. of wall signs on a unit (Unit A: signs B 1, B2); code <br />permits 165 sq. ft., applicant shows 175 sq. ft., Section 1163.25(c). <br />Unit B: Party CitX <br />5. A variance for 1 additional wall sign on a unit (Unit B: signs B3, B4); code permits 1, <br />applicant shows 2, Section 1163.28(a). <br />6. A 30 sq. ft. variance for total sq. ft. of signage on a unit (Unit B: signs B3, B4); code permits <br />100 sq. ft., applicant shows 130 sq. ft., Section 1163.25(c). <br />Note: Any corporate logos or office tenant signage will be counted as additional signs. <br />John Croolc of Carnegie Management and Harry Blangero of Party City were sworn in. Mrs. <br />Sergi said the members would talce a moment to review excerpts of previous minutes. She asked <br />if there was a sign paclcage for the entire site already in place. Ms. Wenger explained the wall <br />and ground sign packages which are in place for buildings A, C and D and noted Building B is a <br />new building and the request is wall signs only. Mr. Croolc said the new building would be a <br />two-story building which will house two retail tenants on the first floor and accommodate office <br />use on the second. However as the second floor is not leased they will address its signage needs <br />at a later date. Ms. Sergi asked why all signage for the building was not being addressed as a <br />sign package. Mr. Crook said the second floor needs were not yet realized therefore it was not <br />part of the package. The building will front Brookpark Road and has visibility from all sides of <br />the building. The only point of ingress/egress to the site means that patrons drive past the <br />building and must gain access to the businesses approaching from the rear of the building. There <br />will be tenant signs on the south elevation which faces Broolcpark Road and the back of the <br />building facing north. The wall sign for the north elevation is vital to customers finding the <br />tenant once within the center. The sign will not change the character of the neighborhood as the <br />request is similar to what was previously approved for the other buildings. Exceeding total <br />square footage for a building is due to the signage needs of the building. Tenant B 1 requires a <br />height variance of 1 foot 2 inches due to the irregular shape of the sign which includes their logo. <br />Ms. Sergi voiced her frustration that a complete sign package was not submitted and felt the <br />board was being placed in an awkward position, any additional tenant would require variances <br />and the board is being told the applicant will be baclc to address second floor tenants at a later <br />date. Mr. Gareau advised members to refrain from addressing future needs or past experiences <br />in addressing the complex. Mr. Blangero said both south and north wall signs are needed so <br />customers know were they are in the complex. <br />2
