Mr. Mitchell said the height variance for sign B 1 is due to the odd shaped sign including their <br />logo being boxed, actual letters within the box are only 2 feet tall. The north & east wall signs <br />are warranted to identify tenant location internally. A brief discussion ensued pertaining to <br />second floor office spaces usually not having wall signs. Mr. Crook said the first floor access <br />point for the second floor will have a wall sign identifying all tenants on the second floor. Ms. <br />Diver was concerned that allowable square footage for the entire building was exceeded and all <br />tenant spaces were not filled on the second floor. Ms. Wenger said the variances are not <br />substantial and the applicants have altered their standard wall signs to better meet city codes. <br />Multiple wall signs are needed to guide customers on site to the business location. Mr. Crook <br />said the approved sign package for the other buildings were similar to what was being requested. <br />Ms. Sergi asked if the north face of the building had entrances for patrons and Mr. Crook said <br />building access along the north is for employees. <br />A brief discussion pertaining to the building and lot layout took place. Ms. Rudolph asked if the <br />new tenants would be added to the existing ground sign. Mr. Crook said he believed anchor <br />stores are added to the ground sign. Ms. Rudolph and Mrs. Bellido understood the need for north <br />rear wall signs to identify the stores locations internally. Ms. Sergi said the rear of the building <br />faces residents and any sign would adversely impact the abutting neighbors. She does not feel <br />there was sufficient argument justifying two additional wall signs on the building as they will <br />have recognition on the existing monument sign as well as the front of the building. <br />Ms. Rudolph moved, seconded by Ms. Bellido, to grant North Olmsted Tmwn Center of <br />28400 Brookpark Road (Road Unit A: The Tile Shop) a 1 ft. 2 in. variance for a wall sign <br />higher than code allows (sign 131); code permits 4 ft., applicant shows 5 ft. 2 in., Section <br />1163.28(c), which passed 4-0. <br />Ms. Rudolph moved, seconded by Ms. Sergi, to grant North Olmsted Town Center of 28400 <br />Brookpark Road the following variances: <br />Unit A: The Tile Shop <br />3. A variance for 1 additional wall sign on a unit (Unit A: signs Bl, 132); code permits 1, <br />applicant shows 2, Section 1163.28(a). <br />Unit B: Party City <br />5. A variance for 1 additional wall sign on a unit (Unit S: signs B3, 134); code permits 1, <br />applicant shows 2, Section 1163.28(a). <br />Roll call: Diver, Sergi - no; Bellido, Rudolph - yes. Motion failed 2-2. <br />Mrs. Diver and Mrs. Sergi felt that the amount asked for was substantial and the owner will have <br />visibility without a north sign. The character of the neighborhood would be altered as residents <br />would be forced to see business signs. Governmental services would not be altered and the <br />owners can meet code.
