A 5.3 square foot variance for excessive signage for a lot frontage (South), code permits 266 <br />square feet, applicant shows 271.3 square feet, Section 1163.25(a). <br />Individuals sworn in to address the case: Jeffrey Grusenmeyer, Jason Galdun, Grusenmeyer & <br />Associates; Joel Fretzel; Major Harrison, Brilliant Electric Signs; Aaron Krumhansl, First <br />Federal; John Latlcowslci and Richard Soclof of Soclof Enterprises LLC. <br />Mr. Grusenmeyer showed photos of the site as it currently appears as well as a rendering <br />showing the completed project. He said the site will have four tenants all of which are being <br />addressed under one sign package. The proj ect entails demolishing the existing First Federal <br />Banlc and redeveloping the existing strip-center creating a complex which will include a new <br />2,500 sq foot addition. The goal is to enhance the corner of Lorain and Sparlcy Road by adding <br />green space and giving the existing building a much needed facelift. It was noted that all <br />Planning and Design Commission recommendations were incorporated into the current plans. <br />The variance to add to a non-conforming building is an existing condition. Area variances <br />include a 15 foot front yard setbaclc for parking, 5 foot side yard and a 15 foot setbaclc for a <br />corner lot each of which are preexisting conditions. Green space along the perimeter of the lot <br />will be added to soften the setback. The variance for two additional ground signs is for <br />directional signs which are needed to control traffic entering and circulating the site. The <br />variance for the distance between ground signs is due to the size of the lot. There will be a drive <br />through on the north side of the building. The additional bank wall signs are required because <br />they are visible to traffic on three sides of the building. The Malley signs are preexisting signs <br />and the new signs include two AT&T signs and two First Federal wall signs. The variance for <br />4
