BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />' MINUTES OF APRIL 7, 2011 <br />ROLL CALL <br />Ms. Sergi called the meeting to order at 7:30 p.m. in Council Chambers. <br />Present: Nancy Sergi, Maureen Diver, Laura Bellido, Alfredo Lopez <br />Absent: Jennifer Rudolph <br />Staff: Law Director Michael Gareau Jr., Building Commissioner Dale 1Vlitchell, Clerk of <br />Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mrs. Diver moved, seconded by Mrs. Bellido, to approve the minutes of March 3, 2011 <br />which was approved 4-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />Thomas & Jovice Pavek; 24720 Tara Lynn Drive <br />Request for variance. Proposal consists of a sunroom; the following variance is requested: <br />A 5.4 ft. variance for a residential rear setback; code requires 50 ft., applicant shows 44.6 ft., <br />Section 1135.08(a). <br />Bryan Smith, Gale Courtney, Robert Menser, and Thomas and Joyce Pavek were sworn in. Mr. <br />Pavek said he and his wife would like to have a 16' x 14' four season room addition added to <br />their home to provide grandchildren additional play area. Code requires a 50 foot setback and <br />the room creates a 44.6 foot rear yard setback. The addition will not impede neighbors' views <br />and will enhance the neighborhood. Mr. Courtney said he had no objections to the request and <br />asked the board to grant the variance. Mr. Menser said he had no objections to the addition and <br />welcomed the enhancement to the neighborhood. Mr. Mitchell said in 2000 a neighboring home <br />was also granted a rear yard setback variance for a three season room therefore the room would <br />fit into the neighborhood. Board members felt the yard was large enough to handle the addition <br />and it would be a nice addition to the neighborhood. <br />Mr. Lopez moved, seconded by Mrs. Bellido to grant Thomas & Joyce Pavek of 24720 Tara <br />Lynn Drive a 5.4 foot variance for a rear yard setback; code requires 50 ft., applicant shows <br />44.6 ft., Section 1135.08(a) which was approved 4-0. <br />Bernard Mihalik: 24284 Matick Road <br />Request for variance. Proposal consists of an additional shed; the following variance is <br />requested: A variance for a second storage shed on a lot; code permits one (1), applicant <br />shows two (2), section 1135.02(d)(1). Note: Total square ft. of existing shed (100 sq. ft.) <br />and proposed new shed (192 sq. ft.) is 8 sq. ft. less than what would be allowed for one (1) <br />large storage facility.
