Bernard Mihalik was sworn in. Mr. Mihalik said the parcel is two acres with a 10' x 10' garden <br />shed which can not accommodate his yard equipment. He would like a second shed 12' x 16' to <br />store his lawn equipment and other items which are currently stored in the garage. The shed will <br />be placed 250 feet behind the home so it will not affect the neighborhood nor be seen by <br />neighbors. He spoke with his neighbors and they had no objections. Mr. Mitchell said the parcel <br />is quite deep and the shed will be towards the back of the property which backs up to I-480. He <br />has no objections to the request as both sheds combined are less than the applicant would be <br />allowed for a pole barn. Board members requested clarification of the placement of the shed and <br />its proximity to the existing stone fireplace. Mr. Mihalik reviewed that the shed would be to the <br />rear of the lot beyond the patio. The lot is very large and can easily accommodate both sheds <br />therefore the board had no objections. <br />Mrs. Bellido movecl, seconded by Mr. Lopez, to grant Bernard li'Iihalik of 24284 Matick <br />Road A variance for a seeond storage shed on a lot; code permits one (1), applicant shows <br />two, Section 1135.02(d)(1) which passed 4-0. <br />Edward Vento; 3908 Walter Raod <br />Request for variance. Proposal consists of replacing existing garage; the following variance is <br />requested: A 2 ft. variance for a detached garage too close to side lot line; code requires 5 ft., <br />applicant shows 3 ft., Section 1135.02(c)(2). Note: Existing garage (damaged by fallen tree) is <br />currently 4 ft. from property line. <br />Edward and Marge Vento and Gerard Springer were sworn in. Mr. Vento said his garage was <br />destroyed by an ice storm and needs to be replaced. The garage was built to code however <br />zoning codes changed. Building a garage on the original foundation is grandfathered however <br />they are requesting a 26' x 28' garage instead of 25' x 25'. The existing shed will be removed <br />and not replaced. If the garage is moved towards his home the last of the mature trees would <br />have to be removed and the driveway reconfigured. He submitted photos of the area between the <br />garage and fence. Mr. Springer said he supports his neighbor's request and welcomed the <br />improvement. Mrs. Sergi read the letter from Mr. & Mrs. Molls stating they had no objections to <br />the request. Mr. Mitchell requested clarification as to the distance of the garage to the property <br />line as the applicant said 46" and the drawings show 48". Mr. Vento said the correct <br />measurement is 46" from the corner of the existing garage to the property line. Mr. Mitchell said <br />that the variance would then need to be for 2 ft 2 inches which will still leave enough room to be <br />maintained. Mr. Vento said the area between the fence and garage will have river stone rocks to <br />eliminate weeds. Mr. Mitchell aslced if the garage would include downspouts and be tied into the <br />storm line. Mr. Vento said there would be a drain in the floor of the garage as well as two <br />downspouts which will be placed to code. Mrs. Diver said she is concerned the area between the <br />fence and garage will not be maintained and felt the garage should be moved a minimum of one <br />foot. Mr. Lopez said he had the same concern however if there is river stone used to eliminate <br />weeds he doesn't obj ect. Mrs. Sergi agreed with Mr. Lopez that if the shed is removed and river <br />rocks used there would be no maintenance issues. <br />Mrs. Bellido moved, seconded by 1VIr.
