ft., applicant shows 2 ft. 9 inches, conclntioned upon the existing shed being removed, <br />Section 1135.02(c)(2) which was approved 3-1, Mrs. Diver voted no. <br />Mark Williams; 6114 Porter Road <br />Request for variance. Proposal consists of replacing existing garage; the following variances are <br />requested: <br />1. A 5 foot variance for a detached garage too close to rear property line (see note) code requires <br />10 ft, applicant shows 5 ft, section 1135.02(c)(2). <br />2. A 6 foot variance for an accessory structure garage, located in sideyard setback on a corner <br />lot; code requires 25 ft, applicant show 19 ft, Section 1135.02(d)(6). <br />Note: The previous location received a 5 foot variance for rear setback in 2002. <br />Mark Williams was sworn in. He said his garage was damaged by a 100 year old oak tree which <br />fell. His garage prior to being demolished was 5 feet off the rear property line. The new garage <br />will be 24' x 24' but moved forward 36 feet from the curb in line with existing garages in the <br />neighborhood adding additional backyard space. Mr. Mitchell noted a neighboring home which <br />was granted a 5 ft variance in 2002. The 6 foot variance is due to the home being located on a <br />corner lot. The proposed garage will improve the appearance of not only the applicant's home <br />but that of his neighbors as well therefore he has no objections. Board members had no <br />objection to the request as the garage is required and the new location improves the aesthetics of <br />the neighborhood. <br />Mr. Lopez moved, seconded by Mrs. Diver, to grant Mark Williams of 6114 Porter Road <br />the following variances: <br />1. A 5 foot variance for a detached garage too close to rear property line code requires 10 <br />ft, applicant shovvs 5 ft, Section 1135.02(c)(2). <br />2. A 6 foot variance for an accessory structure garage, located in sideyard setback on a <br />corner lot; code requires 25 ft, applicant show 19 ft, Section 1135.02(d)(6). <br />The motion was approved 4-0. <br />COMMERCIAL 12EQUESTS <br />Halleen Kia; 27932 Lorain Road <br />Request for variance. Proposal consists of signage; the following variance is requested: <br />1. A variance for 2 additional wall signs on a building; code permits 2, applicant shows 4, <br />Section 1163.28(a) (note 1). <br />2. A 1.5 foot variance for a ground sign too close to right-of-way; code requires 5 ft, applicant <br />shows 3.5 ft. (scaled), Section 1163.27 (b). (note 2) <br />Notes: <br />1. Total sq ft of a114 signs to be placed on Lorain frontage = 80.96 sq ft, building frontage totals <br />316 sq ft, total signage sq ft allowed for Lorain frontage = 316 sq ft. <br />2. Ground sign setback required to be verified on survey <br />Eric Halleen and Mark Halleen were sworn in. Eric Halleen said they are loolcing for 2 <br />additional wall signs for the service and delivery bays. A114 wall signs are below the total <br />square footage allowed for their frontage.
