pole-sign which was removed. Mr. Mitchell said the service area and delivery signs will be recessed along the front east end of the building. The site is allowed two wall signs as it is a corner lot. Approval should be conditioned upon no signage being installed along the west elevation. The applicant's total square footage allowed for frontage is 316 sq ft and they are only asking for a total of 80.96 sq ft which includes all four signs. Mr. Gareau noted the removal of a non-conforming pole sign and decreased not only the number of signs but the square footage of signs as well. Mr. Mitchell said he would like to have a condition that an accurate site plan showing the sign placement be submitted. Mrs. Sergi said the board will condition the approval of the variances upon no sign being allowed on the west elevation and detailed plans submitted showing ground sign location. The applicants stated that they haven't nor would they request signage for the west elevation. Board members approved of the pole sign being removed as well as the total square footage of signage requested being less than what is allowed by code. Mrs. Diver moved, seconded by Mr. Lopez, to grant gIalleen KIA of 27932 Lorain Road the following variances: 1. A variance for 2 additional wall signs on a building; code permits 2, applicant shows 4, Section 1163.28(a). 2. A 1.5 foot variance for a ground sign too close to right-of-way; code requires 5 ft, applicant shows 3.5 ft., Section 1163.27(b). Variances are contingent upon there never being a west elevation wall sign and the ground sign shall not encroach into the front setback more than 1.5 ft., which was approved 4-0. ADJOURNMENT Mrs. Bellido moved, seconded by Mr. Lopez, to excuse the absence of Ms. Rudolph which was approved 4-0.
