Bennett Morrison of Ostendorf-Morris, Lee Charboneau, and Councilman Orlowski were sworn <br />in. Mr. Morrison said he is marketing the parcel on the southwest corner of Country Club Blvd <br />and Columbia Road for the property owner and their goal is to install a sign larger than code <br />permits to achieve visibility from I-480, east bound traffic. The sign would be on the southwest <br />corner of the parcel and not visible to the residents. They are asking to be allowed a 6' x 8' sign <br />12 feet high. The elevation is much higher than the interstate itself, so a sign following code <br />would not be visible from the interstate. <br />Mr. Charboneau said the existing signs face residential homes to the north. He does not feel a <br />larger sign is warranted as the size of the existing sign is already intrusive to the neighborhood. <br />There are other means in which to advertise the lot such as the MLS, internet, real estate agents <br />and newspapers to draw possible clients. Mr. Orlowski asked if the variances were for the <br />existing signs or proposed signs and Ms. Rudolph said the request is for a new temporary sign <br />which would be larger then the existing sign. Mr. Orlowski said the existing sign is already <br />intrusive to the neighborhood and needs to be re-angled to decrease its impact. He would think <br />that a commercial property such as this would not be dependent upon signs to draw clients. <br />Mr. Mitchell said the variance is significant and granting such a variance is not warranted. Ms. <br />Rudolph questioned the need for such a large sign. Mr. Morrison said the elevation is higher <br />than average and they want maximum exposure. They know highway traffic would likely not <br />have time to read the sign therefore their logo which is identifiable in the market place is the goal <br />to attract clientele. Mr. Gareau advised the board to exclude discussions pertaining to the <br />content of the sign as it is irrelevant. The board is to address the size of the sign only. <br />The board inquired if there were other means which the applicant was using to advertise the lot. <br />Mr. Morrison said they use direct mailings, several web based listing centers including their own <br />and other paid media advertisements. They would be willing to address the residents concerns by <br />reconfiguring the placement of the sign to ensure it is not seen by the residents. <br />Board members noted the request was significant, the impact on the neighboring sites would be <br />adverse, there are other means in which to advertise and granting such a variance would set <br />precedence for future requests. Such a large sign would adversely affect the neighborhood. <br />Ms. Rudolph moved, seconded by Mr. Lopez, to grant Ostendorf Morris Comp (Agent) for <br />PPN 236-18-007 the following variances: <br />1. A 36 square foot variance for a temporary ground sign larger than allowed; code <br />permats 12 sq ft per sided, applicant shows 48 sq ft per side, section 1163.34 (b)(1)C. <br />2. A 6 foot variance for a temporary sign higher than allowed; code permits 6 ft, applicant <br />shows 12 ft, section 1163-34 (b)(1)I?. <br />The motion failecl0-5. <br />ADJOURNMENT <br />With no further business the meeting was adjourned at 8:00 p.m.
