PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES FOR OCTOBER 12, 2011 <br />ROLL CALL <br />Ms. Meredith called the meeting to order at 7:00 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Melissa Meredith, Greg Malone, Ralph Bohlmann, Jeffrey Peepers, Mark Mahoney <br />Absent: Robert Parry, Don Rerko <br />Staff: Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, Building Commissioner Dale Mitchell, Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Meredith moved, seconded by Mr. Malone, to approve the Planning and Design <br />Commission minutes of August 10, 2011, which passed 5-0. <br />NEW BUSINESS <br />CMS11-20: Destination XL; 4626 Great Northern Blvd <br />Representatives: Dan Barney, Arkinetics; Greg McKee, General Services <br />Ms. Wenger said the proposal consists of a building farade renovation of the Olmsted Plaza in <br />the area between PNC Bank and Thomasville Furniture. The existing green mansard will be <br />removed and replaced with an EIFS system. An entry element constructed of inetal panels and a <br />new storefront system will be installed for the tenant Destination XL. A sidewalk extension is <br />proposed around the portal element. Additionally, soffits and face brick along the entire length <br />will be replaced to match the newer renovations in the plaza. Mr. Mitchell said the scale of the <br />plan shows a wall sign 6 feet tall which will require a 2 foot variance. Adding light fixtures <br />requires a photometric plan be submitted showing lighting levels will be compliant. <br />Mr. Barney said the project is to refresh the existing storefront for a new tenant. From grade to <br />10 feet there will be new brick matching the HH Gregg color. From there to the roof line there <br />will be a light tan EFIS system. New sidewalks including an ADA ramp and wall sconces will <br />be added. Ms. Wenger asked that the framing system used be consistent. Mr. Malone noted the <br />other stores had planter boxes along the front and asked why they were not incorporated for the <br />new area. Mr. Barney said planter boxes were not added as the existing planter boxes are very <br />hard to maintain due to winter plowing and salting. Mr. Bohlmann noted that none of the <br />dumpster enclosures were gated and asked why. Mr. McKee said the trucks picking up the <br />dumpsters were damaging the doors so they were removed. Discussion ensued regarding the <br />dumpsters being visible to residential neighbors and the commission felt gates were warranted to <br />buffer neighbors' view. Ms. Meredith asked why the remainder of the site wasn't being updated <br />and Mr. McKee said they hope to be back within the year to address the remaining portion of the <br />site. The commission felt the planter boxes were not warranted if the gates were installed.
