PLAN1vING & DESIGN COlVIMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES FOR JULY 13, 2011 <br />ROLL CAI,L <br />Mrs. Meredith called the meeting to order at 7:00 p.m. in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Melissa Meredith, Greg Malone, Ralph Bohlmann, Mark Mahoney, Jeffrey Peepers, <br />Robert Parry, Don Rerko <br />Staff: Assistant Law Director Bryan O'Malley, Building Commissioner Dale Mitchell, <br />Clerk of Commissions Donna Rote <br />REVYEW AND CORRECTION OF MINUTES <br />Ms. Meredith moved, seconded by Mr. Rerko, to approve the Planning and Design <br />Commission minutes of June 22, 2011, which passed 6-0. Mr. Parry abstained. <br />NEW BUSINESS <br />CMS11-16 Bee My Baby; 23789 Lorain Road <br />Representative: Michelle Warner, architect and tenant <br />Ms. Meredith read the Planning Director's report reviewing the conditional use permit for a day <br />care in the general retail business district and the development plan involving exterior building <br />changes including new doors in the storefront system, infilling the drive through window on the <br />west side with brick and constructing a new masonry dumpster enclosure behind the building. <br />Exterior site changes include removing an obsolete pole from Lorain Road right of way, a new <br />fenced playground area, adding two parking spaces in the rear, refreshing existing landscaping <br />beds, and repairs around the catch basins. <br />Mr. Mitchell said a series of permits and inspections have been completed since 2001 for <br />property maintenance issues which have arisen at the site. He welcomes a tenant in the space <br />and is eager to work with them to bring the site into compliance and improve the overall <br />appearance. Ms. Warner said exterior improvements include new doors along the front, a new <br />brick dumpster enclosure, playground area which will be enclosed using 6 foot high vinyl <br />fencing. Samples of the split face CMLT by Trenwyth brick (color Carson brown) and vinyl <br />fencing were provided. The existing drive through window will be in filled with brick. She <br />noted that her intent is to wall the area however code may require a door be located. The <br />existing landscaping beds will be cleaned and updated with mulch and new plantings. The grate <br />to the catch basin will be replaced and signage has not been determined. <br />Mr. Rerlco asked if the existing EIFS system which has bad patches would be replaced. Ms. <br />Warner said although not shown on the plan she will be fixing and/or replacing sections of the <br />EIFS around the fagade. Mr. Rerko questioned if the entire EIFS piece would be painted or just <br />those areas which are fixed and Ms. Warner said depending on the ability to match the existing
