variance. Mr. Conway believed the Building departments records showed the covered walkway
as being 7' or 8' feet beyond the 75' foot set back limitation. Mr. Schill suggested it was 7' feet
which is the two pillars. Right now the entire portal extends over the sidewalk, so it will be
talceti off to be flush with the building, and only the two pillars will be sticking out. Mr. Koeth
questioned if there was a Norwallc furniture store once before in North Olmsted, further down
on Lorain Road. Mr. Scliillaci suggested Mr. ICoeth was correct, but was not sure of dates.
Mr. Koeth questioned how long the store was in business. Mr. Schillaci thought the store was
open for 3 or 4 years. Mr. Tallon questioned how far the awning would extend out. Mr. Schill
suggested the awning would extend out at least 3' feet. Mr. Tallon inquired as to how the
arclutect would tie their architectural changes into the existing arclutectural look. Mr. Schill
indicated a mansard would be used to tie the look tobether. Mr. Koeth aslced what tha lleight of
the glass would be that will replace the brick. Mr. Schillaci indicated the height of the glass will
be 10' feet. The brick parapet wall will be removed and replaced with glass that will go to the
ground, and remove the over hang. Mr. Tallon questioned if the mansard/roof level would
remain the same height. Scliill indicated yes, we will be flushing the store fi-ont up flat, except
t11e entrance way . Mr. Koeth indicated then your store will look totally different from the rest
of the stores in the center. Mr. Schillaci indicated most of the Norwalk's across the country are
pre-standing pat sizes. Norwalk wanted to have a clear identification as being an individual,
being in this center it was felt this design would achieve that loolc, as well as enhance the look of
the center. Mr. Koeth suggested he was concerned how the new look would tie together with
the rest of the center. NIr, Brennan asked if the awnings were consistent through out the center.
Mr. Schillaci suggested yes, but it will have 2' feet brakes along the sidewalk. Mr. Schill
suggested most patrons go to specific shops when they go to strip centers. Mr. Brennan asked
Mr. Conway about dryvit being used as the Board of Zoning and Development has indicated
they would prefer that the Commissioners not allow dryvit. Mr. Conway suggested there is
always concern with dryvit and maintenance especially on the lower portion of the building.
Mr. Tallon questioned why tlie brick would be removed. Mr. Shill indicated the glass will go all
tlie way down to tlle ground, to be approximately 4 inches off the sidewalk. Mr. Tallon
reviewed the variance that would be needed. Mr. Conway indicated the protocol entry sticking
out would need a variance. Mr. Brennan questioned if the southern exposure of the building
would be enhanced. Mr. Scliill suggested they would paint the existing brick to match the fiā¢ont
color of the dryvit. Mr. Bretulan expressed his concern regard'ulg the back of the building
ending up with multiple colors across it. Mr. Asseff suggested the developers would ha.ve to be
veiy careful, because if they do not paint the briclc right, it will start chipping off quickly from
the weather. Mr. Schill suggested the orily part of the back buildiiig that would be painted is
Norwalks, the remainder of the center will stay as it is. Mr. Tallon questioned, then part of the
back side of the building will be gray to the end of your store, then the rest of the center will
remain the brick color. Mr. Schill indicated Mr. Tallon was correct that way it will have the
effect of being a separate buildiiig. Mr. Tallon suggested only painting the east and south
portion of the building that has an L shape side, and leaving the remainder of the building as it is
standard brick. Mr. Brennan indicated if there is no customer entrance in the back of the
building it should not be painted. Mr. Schill suggested Norwalk would be using a third of the
center as a main tenant, and would like their store to appear to be a separate building. Mr.
Tallon suggested then the rest of the tenants will want to paint the back of their stores and it
will be all different colors. Mr. Koeth aslced what kind of deliveries would be received. Mr.
2
