The <br />Commission is obviously going to see the blue prints showing sewers located different places in <br />the building. 1VIr. Christou suggested he didn't know it was necessary for the Commissions to <br />know. The only thing were asking the Commission to do is to allow that size of a building on the <br />property. NIr. Christou again apologized and asked what the Commissioner wanted him to do. <br />1VIs. Kopko suggested when she and Mr. Christou went before the Board of zoning appeals, and <br />they were told Mr. Christou might have a tenant or two besides himself in this building, so the <br />Board of zoning appeals was aware that Mr. Christou was not going to be the only tenant there if <br />that makes a difference to this discussion and were sorry for the confusion. Mr. Tallon indicated <br />that is mute because the Commissions point is, our recommendation was based on what we have <br />just discussed. Mr. Tallon asked if Ms. Kopko had engineering site plans for drainage. Ms. <br />Kopko indicated she did not. Ms. Kopko suggested they were going to put that together with the <br />package for approval for the building, when he gets into working drawings, when he goes to the <br />City for approval he would have that entire package that would be required. Mr. Tallon <br />questioned if there was any outdoor lighting. Ms. Kopko suggested the lighting would be just a <br />spot light off the house, to the lot not an actual pole light. Mr. Tallon questioned if Ms. Kopko <br />had any cuts of the light. Ms. Kopko suggested it is a par 36, and she doesn't have a cut in that <br />set. Mr. Tallon asked were it would be installed on the plan. 1VIs. Kopko pointed out the location <br />were the light would be located on the plan for the Commissioners. Mr, Tallon indicated a plan <br />would be needed of the parking lot area showing were the lighting is going. Further more the big <br />circles with the X's marked through them on the landscaping plans are those existing trees. Ms. <br />Kopko suggested those are trees that will be removed as indicated by the key in the upper left <br />hand corner of the drawing that tells you what it all means. Mr. Tallon questioned if any trees <br />would remain on the property. Ms. Kopko suggested all the trees are located were the parking <br />lot needs to be located. The tree by the house is in bad shape, and there is an apple tree on the <br />site that is in very poor shape. Mr. Tallon suggested he would like the forester to look at the site. <br />The fence is a good idea and it should be placed on the eastern side of the property from the rear <br />of the lot to the front of the house. Ms. Kopko asked if the fence could go to the back of the <br />house as it is very close to Child Times sidewalk which is on Mr. Christou's property. Mr. Tallon <br />asked how close the house is to the property line. Mr. Christou suggested there is five feet. Ms. <br />Kopko indicated it is shown on the site plan, sheet two. Mr. Tallon suggested from the bend in <br />the property the fence be connected to the house to the rear of the yard. He further questioned if <br />the rear of the property was also connected to Child Time Day Care. Ms. Kopko indicated it also <br />abutted Child Time. Mr. Brennan suggested instead of a fence nice landscaping be used to buffer <br />Child Time form Mr. Christou's property. Mr. Koeth asked if there were any materials the <br />Commissioners could look at. Ms. Kopko indicated she had none to show. Mr. Christou <br />indicated the Board of zoning appeals suggested the fence be put up if the landbanked parking <br />was used, but if the Planning Commission wanted him to put the fence in now he would, as it <br />would not be a problem. Mr. Koeth asked if the house is going to conform to the building also, as <br />far as looks. Mr. Christou indicated yes, we are going to pick up the colors. Ms. Kopko <br />suggested the landscaping around the home would eventually be cleaned up with a holly type <br />hedge. Mr. Tallon asked if there were any questions from the audience. Ms. Priestas, <br />representing Randall House Properties who is the next door owner, came forward. There are a <br />few concerns regarding safety issues. We were under the impression that this was this <br />gentleman's business without any additional retail space. This will generate more traffic in an area <br />5 <br />@ <br />4
