There will be retention requirements that will need to be met as far as the <br />addition. Mr. Tallon indicated the following variances will be needed. 1). Adding to a non <br />conforming building. 2). A 6' foot west side yard variance for building addition, 10' foot <br />setback required. 3). A 6' foot west side yard variance for parking lot, 10' foot setback <br />required. 4). A 10' foot east side yard variance for parking lot, 10' foot setback required. <br />Mr. Brennan asked Ms. Brosch with the leaves falling this time of the year do the pole lights <br />offend any of the surrounding neighbors. Ms. Brosch suggested the lighting was not a <br />problem. Mr. Tallon -indicated two motions would be made. No further questions were <br />asked. <br />R. Tallon motioned to send K.H.K. Properties, to the Board of zoning appeals to ask the <br />Board of zoning appeals to grant, 1). A special pernut to add to a non conforming building. <br />2). A 6' foot west side yard variance for building addition. 3). A 6' foot west side yard <br />variance for parking lot. 4). A 10' foot east side yard variance for parking lot. The motion <br />was seconded by K. O'Rourke, and 4,nanimously approved. Motion Carried. <br />Mr. Tallon indicated as a side note to the other boards we are asking for this to be granted <br />because we feel the addition to this building will not be detrimental to property, and will <br />enhance property values in the area. <br />R. Tallon motioned to approve the K.H.K. Properties, 23790 Lorain Road their proposal to <br />construct a 2,450 square foot, two story addition. Variances will be required. This proposal <br />will be sent on to the Architectural review board, and the Board of zoning appeals. It will not <br />have to come back before the Planning commission unless the Architectural review board <br />requires major changes. The motion was seconded by R. Koeth, and unanimously approved. <br />Motion Carried. Note: After the motion the Clerk announced K.H.K. would go before the <br />Architectural review board on October 21, 1998, at 5:30 p.m., and to the Board of zoning <br />appeals on November 5, 1998 at 7:30 p.m.. It was also noted at that time that no further <br />notifications would be made for this proposal. <br />IV. NEW DEVELOPMENTS AND SUBDIVISION5: <br />A) Diane L. Wise Lot Split and Consolidation Plat- <br />The proposal is to split Permanent Parcel Number 235-16-005 (fronts on Butternut Ridge <br />Road) and to join the rear portion of land to Permanent Parcel Number 235-16-10 (fronts on <br />Fitch Road) which is adjacent. Zoning is A-Residence, Single entirely and the proposal <br />conforms to Zoning Code requirements for area; frontage for proposed parcel 2 is deficient <br />but unchanged from the existing parcel frontage. <br />Mr. Tallon read allowed the request and asked for all interested parties to come forward. Ms. <br />Wise, and Mr. Fusco came forward. Mr. Fusco indicated he was selling the back portion of <br />his lot to Ms. Wise. Ms. Wise indicated she would like to consolidate the land just purchased <br />from Mr. Fusco with her existing land. Mr. Tallon asked if there were any further questions <br />from the board members or audience members. No-further questions were asked. <br />Mr. Tallon moved to approve the proposal to split Permanent Parcel Number 235-16-0055 <br />(Fronts on Butternut Ridge Road) and to join the rear portion of land to Permanent Parcel <br />Number 235-16-10 (Fronts on Fitch Road) which is adjacent. Zoning is A-Residence, Single <br />entirely and the proposal conforms to Zoning Code. The motion was seconded by K. <br />O'Rourke, and unanimously approved. Motion Carried.
