e. V• <br />street light were to be put in place at the opening of the Metro Parks and our proposed entrance <br />for Wellington it would benefit everyone. The traffic would be slowed down on Mastick Road <br />and it would eliminate dumping more traffic on to Clague Road which is already burdened with to <br />much traffic. They could split off a portion of their lot which is proposed to be their front <br />entrance now and put a single family dwelling in its place to help off set the cost of their <br />development. They have indicated that tfiey cannot move the building as the Planning commission <br />had asked them to because of the setbacks, but all I did was cut and paste what they had, to show <br />you it can be done. Mr. Troibner asked Mr. Bower if he purchased permanent parcel # 237-21- <br />07. Mr. Bower indicated he did not own permanent parcel # 237-21-07. Mr. Troibner implied he <br />didn't want to dump the traffic in the middle of the 1Vlastick Road residents, but the amount of <br />traffic could be absorbed better on a four lane street then Clague Road which is a two way street. <br />Clague Road cannot handle the heavy machinery that will be used to build on this site. The <br />developer has been asked a couple of times where the HVAC systems will go and they have yet to <br />answer. I would like to know where the HVAC systems will be placed. Who is going to answer <br />that question. Mr. Tallon asked if one of the gentlemen representing Wellington would answer <br />Mr. Troibner's question. Mr. O'Neil acknowledged, although that issue has been raised several <br />times, a location has not yet been established. We have ruled out roof tops and individual wall <br />units, but haven't gotten any further. Mr. Troibner questioned, you are this far into the <br />development of this building and you don't know whether or not you intend to have air <br />conditioning in the building. Mr. O'Neil indicated they would have air conditioning, but they're <br />not that far along in the plans. Mr. Troibner stated there are some real traf?'ic issues that need to <br />be addressed if there driveway is going to be on Clague Road. Mr. Lynn from Mastick Road <br />suggested just putting up a board on board fence would not be sufficient as far as he is concerned. <br />The trees behind my lot have a short life expectancy and they have already exceeded half their life <br />span. He would prefer to have 6' to 8' foot mounds with pine trees on top, and an 18 month <br />guaranty that the pine trees will survive. His three story building does not fit in with the horses, <br />and other wildlife we have back there. The wildlife is another issue that has not been addressed. <br />What is going to happen to all those deer once the heavy equipment starts rolling in. He would <br />like to see this issue addressed. Mrs. Troibner read aloud from a set of Planning commission <br />minutes that were from a previous meeting. The motion she read aloud stated "We will send this <br />on to the safety department for their views on their aspects of it, and also to Mr. Griffith for <br />traffic flow for the driveway to the intersection. We would like the engineering department to <br />submit their write up on the drainage". Mrs. Troibner suggested this driveway is to close to the <br />intersection of Brookpark Road and Clague Road which have enough collisions there now. She <br />thinks the traffic issue is a very serious one. Was there a traffic study done. W. Tallon read <br />aloud W. Griffith's letter requesting a traffic study be submitted for review, and suggested Mr. <br />Bower have it done. Mr. Mingus asked why the parking lot was not moved when the Planning <br />commission asked for it to be moved. He addressed the topic of the windows being able to <br />withstand the noise from the highway that will be on the same plain as the building. He feels the <br />reason the building and parking lots are so close to the front property line is because Mr. Bower <br />has plans for not only a phase two, but possibly three and four. This phase is just to get his foot <br />in the door. Mr. Nicola addressed the wet land issue, and asked if Mr. Bower brought any <br />documents in concerning the wet lands as Planning commission had asked. Mr. Bower stated he <br />had no documents with him, but has been talking with the Core of Engineers, and also the Metro <br />Park system.
