Mr. Wagner explained, although they still have to negotiate it with the existing <br />tenant, they are opting to vacate the space in its entirety to. minimi?e the renovation time which <br />will hopefully be about three months. He explained that business will either be temporarily shut <br />down or relocated. Mr. Spalding questioned the height ofthe new board on board fence, and was <br />advised it would be a 6 foot fence per the request of the' planning commission. Ms. Bowman <br />questioned what portion of the building will be demolished. Mr. Wagner went over the site plan <br />with Ms. Bowman. He confirmed the residents on the western side of the property would not <br />face any rubbish cans. Mr. Spalding wondered if the developer would consider placing <br />"Dangerous Intersection" warnings at the Clague Road Exit and he questioned if the traffic <br />situation on the site has been reviewed by the proper city department. Mr. Wagner explained the <br />City Traffic Engineer reviewed the plan last year and 'm summary he agreed it is inaportant to <br />maintain four access points. There were no fiuther questions. <br />? R. Tallon motioned to approve the proposal of Retail Today (Former Krogars Supermarket) <br />located on the East side of..Clague Road, South adjacent to proposed CVS Pharmacy, 'a proposal <br />to Renovate & Reduce the existmg structure and refer the proposal to architectural review board <br />with the recommendation that the dumpster be moved to the front of the build.ing and rotated 180 <br />degrees so that the gates face the back of the properiy. The motion was seconded by T. Brennan <br />and unanimously approved. The clerk announced architectural review board will meet at 5:30 <br />P.M. on June 17, 1998 and notification is not required for that meeting. Mr. Tallon began a <br />motion on a recommendation to the board of zoning appeals and was advised by Bu.ilding <br />Commissioner Conway this would not be referred to board of zoning appeals as the building is <br />existing. Mr. Tallon announced if the developer complies with the recommendations of <br />architectural review board, this will not have to return to plauning commission and can be sent to <br />city council for final approval. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />A) Underwood Lot Split and Assembly Plat No. 2 The proposal is to split off the north portion of <br />land designated as Permanent Parcel Numbers 237-21-08 and 237-21-13 and 237-23-01, each of <br />which fronts on the north side of Mastick Road, and join these split off portions to adjacent land <br />designated as permanent parcel numbers 237-21-01 and 237-23-33, with frontage on both <br />Brookpark and Clague Roads (southwest area). Also mcluded is the combining of the south <br />remnant of parce1237-23-01 with parce1237-23-02, both of which have the same ownership and <br />front on Mastick Road. Zoning is Multiple Residence (north, Brookpark frontage) and A <br />Residence, Single (south, Mastick frontage), with the lot splits, coincid.ing with the district zone <br />line. (Frontage of one proposed sublot, 3-Z, does not conform to zoning code requ.irements for <br />an A district, but is less non-conforming than previously). <br />Mr. Bower simmarized the proposal is to take three parcels that front on Mastick Road (i.e. <br />parcel numbers 237-21-08, 237-21-13, and 237-23-01) split them at the zoned line and join the <br />northern portion (zoned Multi Family) to the parcel designated as "Z" on the plat. The members <br />reviewed the submission and invited any interested parties from the audience to review the plat <br />posted on the bulletin board. The following residents expressed concerns: Mr. Troibner and Ms. <br />Casedonte. These concerns included: the maintenance of the land; the impact such a <br />consolidation would have on the area; what it will change in terms of zoning; if the land would be <br />developed; and what impact a development would have on the area in terms of increased traffic. <br />Mr. Tallon explained at this time the land is zoned multi family and that is what can be built on the <br />properry. He added in the future any property owner could apply for a zoning change. Per a <br />request from one of the residents, Mr. Bower agreed to make sure the grass gets cut. Mr. Tallon <br />5
