Mrs. O'Rourke questioned <br />if there will be any exhaust or fumes created. Mr. 1Vlazze noted there will be exhaust but it will <br />be no greater than what is defined in the zoning code as a permitted use. Mr. Spalding asked <br />about the hours of operation and was infornaed this is not a twenty-four hour business, however <br />hours may extend beyond 5:00 P.M. Mr. Brennan noted the commission will only be acting on <br />permitting the use in the district. Mr. Conway noted that they are proposing an addition to the <br />existing structure which will require referral to the board of zoning appeals for a special permit. <br />It was noted there is an existing building in front of this proposed structure. Mr. Mazze clarified <br />one garage will be removed, but the second existing garage will be enlarged. Vice Chairman <br />Brennan opened up the discussion for audience participation, but no interest was expressed. The <br />members discussed a motion. <br />R. Koeth moved that the Dostal Funeral Services, 29369 Lorain Road, a proposal to determine <br />that body preparatory (embalming) services determination of similar use, and permitted in <br />General Retail Business district be approved. The motion was seconded by W. Spalding and <br />unanimously approved. Mr. Brennan noted this will be referred to board of zoning appeals and <br />then architectural review board. The plauniug commission would like to see this proposal back <br />after architectural review board. <br />C) Cinnamon Woods South. 28867 Lorain Road : <br />Proposal consists of receiving the approval for the construction of Cinnamon Woods South, <br />single family cluster. <br />The following representatives were present: Mr. Grindell, Mr. Elliott, and Mr. Zwick. The fifly <br />five acres to the north of the subject property has been developed by Hennie Homes and is the <br />existing Cinnamon Woods. Mr. Grindell noted it was contemplated at the time Cinnamon <br />Woods was constructed that these eighteen acres might be available and might someday be <br />developed for the similar condominium type use. Under the Condominium document Hennie <br />Homes has the option of developing it as part of a continuation of Cinnamon Woods or as a <br />separate condominium association. Hennie Homes has chosen to develop these new <br />condominiums as a separate association to be called Cinnamon Woods South. Part of the reason <br />this will be a separate association is to separate the cost of maintenance. Mr. Grindell added this <br />property was recently annexed from Olmsted Township and the city had provided the resolution <br />of support and services that was necessary to facilitate and complete that annexarion. Although <br />there was a slight problem with the township this year, Mr. Grindell noted the City of North <br />Olmsted worked with the developer to facilitate that annexation and rezone the property to <br />Single Family Cluster. The members of the covimission reviewed a brochure from the developer <br />showing the different types of units. Mr. Grindell briefly described each type of unit. He noted <br />the access route for Cinnamon Woods South is provided for in article XIII of the declaration of <br />condominium for Cinnamon Woods. When this came before the planniug commission for <br />rezoning there was some concern expressed from the members with respect to a cut through. <br />After meeting with the engineering department, service department, administration, etc., the <br />access was redesigned so that literally if you want to go from Cook Road to Cinnamon Way <br />three stop signs are encountered along the way. There are eighty-six units proposed for the <br />eighteen acres of land included in the proposed Cinnamon Woods South. Mr. Grindell noted the <br />density of each type ofunit is below what the city permits. There is open space and green space <br />which will become common area. Mr. Grindell emphasized Cinnamon Woods South will have its <br />3
