Mr. Crrindell further noted the natural trees will buffer the properry to the <br />north and west of the property and the drainage issues will be addressed. The siguage will be <br />similar in size, shape, and color, although it will read Cinuamon Woods South. The colors of the <br />units, roofs and exterior siding are proposed to be the same as the existiug Cinnamon Woods. <br />Mr. Grindell noted there has been some concern expressed by the residents concerning the <br />removal of trees. He advised they will preserve as many trees as possible and welcomed input <br />from the City of North Olmsted. Mr. Brennan questioned if the intent is to match the Cinnamon <br />Woods project in styles, architectural features, colors, etc. Mr. Grindell agreed the brochures <br />presented which depict current homes within the Cinnamon Woods development will be <br />duplicated in Cinnamon Woods South but again noted they would be two separate associations. <br />He noted, with the exception of Cinnamon Way, all streets within this development will be <br />privately maintained by their respective association. Mr. Brennan questioned why there would be <br />a separate association for the south as he believed if the developer could bear the maintenance <br />costs of all the residence it would be cheaper for everyone. Mr. Grindell advised part of it was a <br />concem expressed by current Cinnamon Woods Residents and the other was a concern about <br />cost allocations. Building Commissioner Conway explained when this project was originally <br />approved (existing Cinnamon Woods) it was under the Mixed Use District and there were <br />provisions in the code for two families at that time for reduced size units. He noted when the <br />rezoning was originally proposed it was for Mixed Use District, but for whatever reason the <br />developer decided to rezone to Single Family Cluster. Mr. Conway advised there are several <br />issues that will need to be addressed including: (1) the three models do not meet the standards of <br />a Single Family Cluster District; (2) required 25 foot setbacks from the street except for the areas <br />in which there are sidewalks; (3) required 25 foot setback from the sidewalk where there are <br />sidewalks; (4) there are no recreational areas shown; and (5) there are no guest parking spaces. <br />It was noted sidewalks appear on both sides of the street. Mr. Brennan noted these would be <br />variance issues. Mr. Grindell advise&when this went before plauning commission and council for <br />the rezoning the intent was to match this development up to the rest of Cinnamon Woods. He <br />noted the land was rezoned to Single Family Cluster because the city had concerns about the <br />Mixed Use Zoning because other less desirable things are permitted in a mixed use area. Mr. <br />Koeth questioned what the zoning is for the existing Cinnamon Woods. Mr. Conway verified the <br />land for Cinnamon Woods was originally zoned Mixed Use and never changed, and prior to 1991 <br />there were provisions for developing as a two family and that is the path the developer took at <br />the time the current development was proposed. The code has since been changed and units of <br />that size are no longer permitted. Mr. Koeth, questioned if there are any existing recreational <br />areas or areas where tlus could be implemented. Mr. Crrindell verified there were not any <br />recreational areas. He questioned how far the u.nits are off from the code in terms of size. Mr. <br />Conway advised of the following area requirements: a one floor unit requires 1500 square feet <br />floor area, a one and a half story unit requires 1150 square feet floor area, and a two story unit <br />requires 900 square feet floor area. He noted the following units would not meet these <br />requirements: Jasmine unit which is 1239 (one story unit), Ginger unit which is 1118 (story and <br />a hal fl; and the Cinnamon 819 (two story unit. Mr. Conway advised the biggest request would <br />be for the one story unit which is approximately 260 square feet smaller than the required size. <br />Mr. Grindell advised it was anticipated that the guest parking would be provided by the <br />additional parking area therefore there is not any additional parking area proposed. Mr. Conway <br />advised it is up to the commission to determine if that is acceptable. Mr. Grindell noted there is <br />not any parking in the existing Cinnamon Woods and this project was meant to be a continuation. <br />4,
