T'- `, <br /> <br />CITY OF NORTH OLMSTED <br />PLANNING COMINIISSION <br />MINUTES - MARCH 10, 1998 <br />I. ROLL CALL: Acting Chairman Brennan called the meeting to order at 7:40 P.M. <br />Present: T. Brennan, K. O'Rourke, R. Koeth, S. Assef? and D. Cameron-Alston. <br />Absent: R. Tallon and A. Mauning. <br />Also Present: Assistant Law Director Dubelko, City Engineer Deichmann, Assistant Building <br />Commissioner Rymarczyk, Assistant Clerk of Commissions Rote, and Clerk of Commissions <br />Cornish. <br />II. REVIEW AND CORRECTION OF MINUTES: T. Brennan moved to approve the minutes of <br />February 10, 1998 as written, seconded by R. Koeth. Roll call on motion: Brennan, Koeth, <br />Cameron-Alston, Asseffyes. Mrs. O'Rou.rke abstained. Motion carried. <br />III. BUII.DING DEPARTMENT REQITESTS: <br />1) Proposed Candlewood Hotel, located on the south side of Country Club Blvd.; east-adjacent <br />to the newly constructed Homestead Village HoteL <br />Proposal to construct Hotel. <br />Mr. Nemecek presented the proposaL It was noted this is an extended stay hotel and due to <br />setback requirements, it was increased to four stories since the first submittaL Samples of materials, colored rendirions, and pictures were presented by the Candlewood Development <br />teaYn along with the plans. Ms. Cameron-Alston questioned what angle the colored rendering <br />was taken from. Mr. Nemecek advised this rendition is of a building in Colorado and is <br />merely meant to depict the colors. It was noted there is no royal blue on the colored <br />rendition. Mr. Nemecek advised as these companies grow, the product changes and this will <br />be the first hotel that will utilize the royal blue. Mr. Brennan announced the following <br />proposed items do not conform to the zoning code: the gazebo location; there is one access <br />drive shown and two are required; the one thirty foot drive shown is too large for a two lane <br />drive; the loading zone is not designated; and there are several signage issues. Mr. Nemecek <br />agreed to consult with the city forester prior to removing any trees. Mr. Brennan requested <br />an explanation on the landscaping. Mr. Nemecek advised their landscape plan was designed <br />by a local landscape architect. He noted the plant listings are included with the presentation, <br />however, he was not prepared to discuss what was in the plan without merely reading the <br />plan itsel£ Some landscaping will be unplemented azound the gazebo area, which will be a <br />congregation area for the customers. Ms. Cameron-Alston questioned the purpose ofthe <br />gazebo and if it will be lit up during the evening hours. Mr. Nemecek stated this would be <br />primarily a congregating area. He noted customers can walk under it, but there will not be <br />benches or anything underneath. Mr. Brennan questioned the purpose of the gazebo location <br />in the 100 foot front setback. Mr. Nemecek stated this gazebo will be a landscape amenity <br />and advised although it is not physically an entrance it enhances the entrance to the build.ing. <br />Mr. Koeth suggested aligning the gazebo so that there is a front view of it offthe street. Mr. <br />Asseff questioned if signs would be posted on the gazebo. Mr. Nemecek confixYned it will <br />not have any signage, nor will it be illuminated. It will however be suzrounded by <br />landscaping. Ms. Cameron-Alston questioned the size of the gazebo and wondered if the <br />material will match that of the building. Mr. Nemecek advised the gazebo is about eighteen <br />by eighteen feet and would be composed of the same material as the building unless the
