commission has any other suggestions. Mr. Brennan recommended that the dumpster <br />enclosure also be constructed out of the same material as the building. He questioned if the <br />intent is to light the front awniug. Mr. Nemecek advised the lit awning is for safety reasons, <br />as it will provide down lighting. Mr. Brennan explained the entire awniug is considered <br />signage when it is illumiuated. Assistant Building Comm.issioner Rymarczyk advised if an <br />opaque cover is used for the awning material, it would not be considered a back lit awning. <br />He noted this also depends on the type of lighting to be used, as the intention is to prevent <br />the awning from being illuminated. Mr. Brennan requested that this return with more <br />information on the awning material. Mr. Asseff added he did not understand why the size of <br />the letters on the canopy cannot be reduced to meet code requirements. The developer <br />agreed to address these issues at a future meeting and noted safety is the number one <br />concern. The lighting plan presented was to match the lighting of the existing hotels in this <br />area. Mr. Brennan advised there should be zero foot candles at the lot lines. He questioned <br />at what elevation the wall pack fixtures would be mounted. Mr. Nemecek advised this <br />proposal is in the preliminary stages and that has not yet been established. Mr. Brennan <br />recommended, prior to approval, this return to planning commission showing mounting <br />elevations of the fully shielded wall pack. He stressed the point the wall packs should be fully <br />shielded so as to prevent the light from casting out. In response to the lighting issue, Mr. <br />Nemecek agreed to provide the commission with a plan showing the zero contour at the <br />property lines. He had no problem with the full shield lighting if that is the position of the <br />commission for the wall packs. Mr. Brennan advised he would still like to see some cut <br />sheets on the lighting, along with mounding elevations and locations of the lighting on the <br />building. It was noted signage variances would be required for: the second building sign; <br />the monument sign; size of both building signs; the total square foot size of the verbiage on <br />the canopy sign; and the logo. Mr. Brennan noted that these developers are going to have to <br />address buffering the residential areas from these new developments. He stated one of the <br />pet peeves has been the Radisson sign, as this faces a residential area. Mr. Nemecek noted <br />this is a three story building and the building sign on the west elevation does not directly face .,, <br />I-480, but can be seen at an angle. Ms. O'Rourke questioned ifthe sign on the east side of <br />the building would be illuminated. Mr. Nemecek agreed the sign would have illuminated <br />letters. Mr. Brennan wondered why the access to-this property cannot meet the code. Mr. <br />Nemecek advised this issue was d.iscussed with city officials and it was recommended that <br />there be an access point on to the neighboring Homestead Village HoteL He noted this <br />creates an interior access route for Marriott, Homestead Village, and Candlewood Hotel's. <br />Mr. Nemecek stated, since there is only two hundred sixty feet of frontage, it is difficult and <br />unnecessary to put in a second drive. Mr. Koeth questioned if this meets safety requirements <br />as far as fire safety. Mr. Rymarczyk advised Homestead Village has one access drive along <br />with an access point to the Marriott Courtyard. Mr..Brennan stated it has always been the <br />intention to reduce the traffic on Country Club Boulevard. He questioned if the width of the <br />drive can be reduced to 27 feet. Mr. Nemecek advised a 30 foot width was requested by the <br />fire marshal. It was noted the drawing is not to scale and Mr. Nemecek argued the floor plan <br />was to.scale and 3/32 inches is equal to one foot. Mr. Brennan questioned if each unit met <br />the 345 square foot area requirement. Mr. Rymarczyk advised 93 units are approximately six <br />square feet smaller than permitted. He also pointed out 32 suites are well over the requ.ired <br />size. Mr. Nemecek noted a designated loading area would not be needed as anything that <br />requires delivery is done by vans. Mrs. O'Rourke questioned if there was laundry or linen <br />service. Mr. Dryling advised the hotel provides weekly maid service for guests staying an <br />extended period of time. If guests request more than once a week service, it can be provided <br />however the philosophy is that the rooms are changed completely once a week. Mr. Dryling
