CITY OF NORTH OLMSTED <br />ARCffiTECTURAL REVIEW BOARD <br />"TOGETHER WE CAN MAKE A DIFFERENCE!" <br />MINUTES - DECEMBER 16, 1998 <br />1. ROLL CALL: Acting Chairman M. Yager called the meeting to order at 5:30 P.M. <br />PRESENT: Acting Chairman M. Yager: Commissioners; T. Liggett, C. Allan and K <br />Schulz. <br />ALSO PRESENT: Assistant Building Commissioner; Rymarczyk, Clerk of Commissions; <br />Rote, and Assistant Clerk of Commissions O'Connell. <br />II. REVIEW AND CORRECTION OF M1NUTES: Ms. Schulz moved to accept the minutes from <br />November 5, 1998 meeting. Seconded by Mr. Allan, and unaniinously approved <br />III. SIGNS: No items. <br />IV. OLD BUSINESS: No Items. <br />V. NEW BUSINESS: <br />A) Norwalk Furniture; 25313 Lorain Road: <br />Proposal consists ofrenovation ofthe e}rterior and interior tenant space in existing shopping center. <br />Note: Sign package will require variance. This case was heard by Plauning Commission on 8 <br />December 1998, will return to Plauuing Commission on 12 January 1999, and go before Board of <br />Zoning Appeals on 4 February 1999. <br />Mr. Schill, architect for Norwalk Furniture came forward to present the proposal. Mr. Schill <br />indicated to the commissioners that Norwalk Furniture is combining three existing empty store <br />spaces into one, on the eastern end of Olmsted Plaza strip center. Mr. Yager then asked Mr. Schill <br />to relate to the commissioners what stores were to the west of Norwalk Furniture and part of the <br />center. Mr. Schill indicated from West to East were the following stores Bavarian Village Ski <br />Shop, Romantics Sa1on, Village Snow Boards, Sprint Telecommunications, Household Finance <br />Corp., Kirby Vacuum Sales and Repair, not yet in place is Mary Peaks Oriental Rugs. Mr. Schill <br />indicated that Norwalk Furniture had akeady been to the Planning Commission and presented an <br />initial site drawing that revised the store front on what was Daffy Dan's, AT&T, and Furniture <br />Nook stores, which would now become the Norwalk Furniture Store. A plan was presented for <br />redesigning the front facade and incorporating a portico which will require a variance as the face of <br />the store is 75' feet back from Lorain Road and this will project 7' feet more. The Architect, <br />advised Norwallc Furniture did not want to wait u.ntil February to go before Board of Zoning <br />Appeals so they are presenting a d.ifferent front facade that will not require a variance and will be in <br />plane with the 75' foot set back requ.irement. He further indicated the front would be painted and <br />the east side of the building, which is viewed as you drive west on Lorain Road. Mr. Schill <br />indicated Norwalk Furniture and the owner of the center wanted the store to stand out as its own <br />entity. The Plamiing Commission clid not want the gray paint on the rear of the building but <br />recommended that the rear remain brown brick to matched the other stores. Particularly the <br />commission was concerned about the rear of the building being painted a multitude of colors. Mr. <br />Yager requested that Mr. Schill indicate on the site drawing where the gray paint would start/stop <br />and questioned if the plan included tearing offthe mansard roof?
