L_-
changes on the drawing. Mr. Yager then questioned if the hip would be metal fascia on the side.
Mr. Schill indicated the hip would be chipped back, applying the EI.F.S. system and it would be
the gray color. Mr. Liggett suggested what was initially proposed was substantially better looking
than what they were now submitting. He elaborated the portico over the middle of the facade does
not have the visual support that the original submittal included. Mr. Liggett would like to see it
broken up more to show the vertical support. Keep the overhangs with awnings, but the center
area needs to be broken up. Mr. Schill requested clarification, did the board members want
Norwalk Furniture to go back to their original proposal or did they want them to bring pilasters
down. Mr. Liggett suggested that they bring pilasters down and break up the canopies, so that
there is not just a straight canopy. Mr. Yager questioned the reasoning behind presenting pictures
of other Norwalk Furniture stores. Mr. Schill explained it was to show the look and quality of
various other Norwalk Furniture stores. Mr. Yager then asked Mr. Schill, as their architect, why
the stores in the pictures were so different from the one that has been presented. Mr. Schill
indicated he was the architect for the shopping center and the pictures depicted the work of another
architect. Mr. Yager indicated to Mr. Schill that he had a few questions he would like addressed,
including the following: As the architect for the center how does this relate to the whole center as
you are taking a snap of the center and making it a dramatically different character? How would
Mr. Schill feel about just painting a portion of the brick or using another product on the brick, as
paint over time peels and is in need of constant maintenance? The awnings, whether metal or
fabric, are a different color and will be butting within a foot or two foot of the green or blue green
mansard roof. Mr. Schill inclicated the owner was concerned about the di.fferent color and that was
why he wanted the gray wrapped arou.nd the rear of the building. They have a clause in the lease
that states Norwalk Furniture must maintain the paint on the building. A paint company as been
consulted concerning application of the paint. If the paint should peel, the owner of the center will
make sure Norwalk Furniture takes care of repainting it. Norwalk Furniture is making a large
investment in this store and since their furniture is of a higher quality the last thing they want is to
have paint peeling offtheir building. Mr. Liggett suggested they look into staining as it seems to
work better and they don't have the peeling problem. He could show them an example of a building
where this was done. Mr. Schill indicated they didn't have a problem with looking into staining.
Mr. Schill then indicated he could.n't recall the third item the commissioners were concerned about.
Mr. Liggett indicated it was the color of the avvnings being so close to the different colored
mansard roof. Mr. Schill indicated there was approximately a 4-1/2' foot differential between the
two and they want this unit to look like a free standing build.ing, almost as if it was added on to the
center. He cited the front facade at Hollywood video and how the roof wraps around and that was
approved and he felt this should be approved also. Mr. Liggett questioned if the E.I.F. S. materials
would be higher than the existing. Mr. Schill indicated on the drawing that it would be a couple of
feet higher. Mr. Liggett suggested they make a wider entry. Ms. Schulz questioned if they could
go from pilaster to pilaster. Mr. Yager asked Mr. Rymarczyk, why the awnings can jot forward
but the pilaster ca.nnot, and wondered if it was because there was not a physical projection. Mr.
Rymarczyk inclicated that he clid not believe the building was 75' feet from the street and this
would still be in compliance with the setback. Mr. Yager asked Mr. Allan if he had any questions
ar feelings. Mr. Liggett asked if Mr. Schill could widen the pillars. Mr. Allan indicated he liked
the things that were being done on the front but questioned if the rear of the building would be
painted. W. Schill indicated that Norwalk Furniture originally wanted to paint the rear of the
building, but as a result of Plamung Commissions request they have decided not to paint the rear.
Mr. Allan questioned if Norwalk Furniture would be making deliveries from the rear of the
building and if there was a dumpster in the rear of the building? Mr. Schill indicated that Norwalk
Furniture would have very limited deliveries as customers come in to look at the furniture in the
store and have to order it with the fabric they want, the furniture is then delivered directly to the
2
