ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:30 P.M. <br />PRESENT: Chairman; B. Zergott, Commissioners; M. Yager, T. Liggett, C. Allen, and K. <br />Schulz. <br />ALSO PRESENT: Assistant Building Commissioner; Rymarczyk, Clerk of Commissions; Rote, <br />and Assistant Clerk of Commissions O'Connell. <br />II. REVIEW AND CORRECTION OF MINTJTES: T. Liggett motioned to except the Architectural <br />Review Board minutes dated October 21, 1998 as submitted. The motion was seconded by M. <br />Yager, and unanimously approved. <br />III. SIGNS: <br />l.) Developers Diversified -Great Northern Shopping Center: <br />Proposal consist of completed sign package for strip Center. <br />Mr. Jesensky presented Developers Diversified proposal. Mr. Jesensky indicated he has come <br />before the board tonight with a signage package which was worked out with the Building <br />Commissioners Mr. Conway, and Mr. Rymarczyk, to develop a regulation as well as uniformity. <br />The criteria has been broken down into four categories. They are intermediate, small, secondary, <br />and major tenants which are broken down by square feet. Each tenants category has it's own sign <br />sizes which range from 2' foot letters to 6' foot letters. There is only one new sign that will have <br />6' foot lettering, that sign will be The Home Depot. The drawings depict the way they will be <br />seen in the strip, showing color, criteria, and the specifications of the criteria. We only allow <br />color if it is a corporate logo color/trade mark, other then that we will be using the red which is <br />2157. If it is a small shop and not a national retailer they will use the 2157 red. There are only a <br />few national retailers such as Kids R Us, Fun Co Land, Jo Ann's Fabric which have been <br />approved earlier, and Home Place. All small shops will be required to go on race ways to <br />eliminate problems and extra work when the tenant moves out. Mr. Yager asked if Home Place <br />and Jo Ann's signs were installed already. Mr. Jesensky indicated Mr. Yager was correct and <br />they are the only two that are in place. Mr. Yager indicated the Architectural review board <br />reviewed Jo Ann's sign package and the sign was allowed to be installed with all the colors, <br />against their recommendations, and asked Mr. Rymarczyk if that was correct. Mr. Rymarczyk <br />indicated Mr. Yager was correct, and that the Board of zoning appeals granted a variance to <br />install it that way. As far as the overall sign height, width, and color they appealed your decision <br />and the Commissioners granted the variances. Mr. Zergott suggested the Architectural review <br />board wanted to control the quantity of color that was used in the strip mall. Mr. Yager <br />questioned the size of the Home Depot letters. Mr. Jesensky indicated the size of the letters are <br />6' feet. Mr. Yager asked how tall the letters were at Best Buy. Mr. Jesensky suggested Best Buy <br />is a box sign and would not be conforming to this criteria, as they have to go with the 5' foot <br />lettering. The box sign right now from end to end is probably 10' feet. Mr. Yager asked if Mr. <br />Jesensky knew how big the letters were presently. Mr. Jesensky indicated they are 7' feet. Mr. <br />1
