Yager reviewed that the largest sign is the Home Depot which is 6' feet, and Home Place at 6' <br />feet at the highest letters and are 5.5' feet on the lower case. Mr. Yager suggested the <br />Architectural review board recommended that 5' feet be the largest for a major tenant. 4' feet for <br />the minor, and 3' feet for the intermediate tenants. Mr. Rymarczyk reminded the Architectural <br />review board that Home Place went up before your recommendations were made and was <br />presented to this board prior to that time. Mr. Yager indicated he could not recall their comments <br />without having the meeting minutes to review, and indicated 6' feet is substantial when you are <br />driving on Lorain at 35 miles an hour. A 6' foot sign can be easily read doing 55 or 65 miles an <br />hour on a highway. The City has gone to great lengths to make the architectural view of the <br />buildings have some sort of statement and now the signs are going to cross that out to say were is <br />the architectural view, 6' feet is an enormous sign, and granted the strip is off the road but a 5' <br />foot sign would be visible from Lorain road. Mr. Yager is concerned the signs are going to over <br />power the buildings. He doesn't recall the comments made about Home Place but is sure there <br />are conversations regarding the physical size of the sign. Mr. Zergott asked if the Board of <br />zoning appeals had already granted Home Place their variances. Mr. Rymarczyk indicated the <br />Board of zoning appeals granted them their variances before the sign was ever put in place. Mr. <br />Yager questioned why is the Architectural review board here then, we make suggestions on the <br />esthetics and the Board of zoning appeals rejects us so why bother. Mr. Zergott questioned if <br />Developers Diversified has already been through all that, then what is their purpose of being here <br />tonight. Mr. Rymarczyk suggested they are here tonight for the overall view of the shopping <br />center to get your recommendations. 1VIr. Yager questioned if the Board of Zoning Appeals has <br />the right and is going to overturn our decisions, then why are we here spending this kind of time <br />talking about the architectural view. He personally doesn't have that kind of the time or the <br />energy to waist. Mr. Zergott asked if anyone would like to make a motion. <br />B. Yager, it seams like it is a mute <br />point, and doesn't fully understand what he is here to take into consideration and actually make a <br />motion and vote on, as it looks like everything is already in place and approved. Hair Design Plus, 28813 Lorain Road: <br />Proposal consists of converting an existing one-story garage to retail use and adding a 1439 <br />square foot addition to the converted garage. Heard by board of zoning appeals November 5, <br />1998. Continued from planning commission meetings of September 22, and November 10, <br />1998. <br />Ms. Kopko presented the proposal for J. C. Hair Design Plus. Also present were Mr. Christou, <br />and David Christou. Ms. Kopko suggested she had talked to the Planning commission about <br />putting a light on the building but found that it would not work on this project and it is felt that a <br />pole light would work better. Ms. Kopko presented a drawing with the location of the light <br />depicted. It will be a Halide 175 watt mounted 16' feet above grade pole light. The new <br />drawings show that we will not just use vinyl siding, there will be brick used across the front of <br />the building, to the top of the dryvit sign band.
