Mr. Rymarczyk asked if the brick would go from the ground to the bottom of the sign <br />band. Mr. Kopko indicated Mr. Ryinarczyk was correct. Mr. Zergott asked if the board could <br />view pictures showing their neighbors. Ms. Kopko presented a board containing the requested <br />pictures for the board members to review. Ms. Kopko indicated Childtime is to the east of Mr. <br />Christous property and continues behind his property line. Their parking runs along the east side <br />of the property continuing to the back of Mr. Christous property. Our parking will be in front of <br />the addition as well as three parking spaces in the front west side of the lot. In the back of the <br />building there is a wide space of open land, Childtime has large trees 30' feet in front of their <br />building and another 40' feet until you meet Mr. Christous property line. A strip center is on the <br />west side of the property. Mr. Yager asked where the front door of the home was located and <br />were the garage was located in the pictures. He questioned if the area of the garage was zoned <br />commercial. Ms. Kopko reviewed the areas in question and confirmed that the area of the <br />garage is zoned commercial. Ms. Kopko suggested they would be using colors that match the <br />existing home which was repaired and fixed. The color scheme will be reversed to be dark on <br />the bottom and light on the top of the commercial building. As far as the signage goes there is <br />not a signage package yet, but the plans do show were Mr. Christou would like to use an <br />illuminating ground sign later, this is just to show a likely location of were it will be. Mr. Yager <br />inquired as to how wide the sign ban would be on the commercial building. Ms. Kopko <br />suggested she was not sure, but thought it less then three feet. Mr. Liggett questioned since the <br />building will have tenants is there plans for a dumpster location or will the individual tenants have <br />to take care of their own garbage. Ms. Kopko suggested each tenant would have to take care of <br />their own garbage. Mr. Liggett again questioned if there would be any kind of dumpster in the <br />back of the building. Ms. Kopko repeated that there would not be a dumpster. Mr. Yager <br />questioned Mr. Rymarczyk if they would be required to have a dumpster. Mr. Rymarczyk <br />suggested that would have to be ran through the Planning commission to verify the amount of <br />waste that would be brought through the facility. Ms. Kopko suggested because the size of the <br />building, they could have a dumpster on call and everybody could house their garbage until it is <br />picked up. Mr. Yager questioned if J. C. Hair was presently in place or is the house being used <br />as strictly a house and garage. Ms. Kopko replied there are tenants in the home now. Mr. <br />Yager questioned if a hair salon had specific requirements for disposing chemicals and chemical <br />containers. Mr. Christou suggested once the chemicals are used they are rinsed in the sink. Mr. <br />Christou suggested his hair salon only generated three bags of garbage a week max. Mr. Yager <br />questioned if Mr. Christou was licensed to own a salon in the state of Ohio. Mr. Christou <br />suggested he had been a licensed hair dresser longer then the board members had been born. <br />Mr. Yager suggested he had worked on a hair salon and the restrictions are very stringent, so the <br />idea of just putting the garbage at the end of the street doesn't sound right. Mr. Zergott <br />questioned if the City picks up garbage from a commercial site. Mr. Rymarczyk suggested Mr. <br />Christou would have to discuss those arrangements with the service department. Ms. Schulz <br />questioned if there would be a manicurist at the facility. Mr. Christou suggested he was not sure <br />of exactly what services would be in the salon yet. Mr. Yager questioned if there would be a <br />tenant in the home. Mr. Christou indicated that was correct. Mr. Yager suggested as a building <br />stand point it is very straight forward, the sign band is going to keep things in line as far as who <br />is coming and going into the offices. Basically it looks like you added on to a garaae and that is <br />what they are doing. Mr. Yager suggested putting a dormer or two into the front facade over <br />the other tenants sign ban to make things more consistent. It would help the addition to not look <br />so flat. Mr. Zergott asked if Mr. Christou owned the home that is being rented out. Ms. Kopko <br />questioned if there were any questions regarding the fencing. Mr. Yager suggested he had <br />3
