Ms. ? <br />Kopko indicated the Board of Zoning Appeals asked for the fence because Childtime walks <br />children on the sidewalk abutting Mr. Christous lot up to Lorain Road to catch the school bus, it <br />is for the safety of the children. The Planning Commission indicated they wanted the fence put in <br />right away. Mr. Christou is going to live in the home and she is not sure if he is going to want to <br />put up a 6' foot privacy fence or just put up a picket fence to provide separation. Mr. Yager <br />questioned if the fence issue came about because of the landbanked parking area, and if Mr. <br />Christou would like to hold off on putting in the fence until the landbanked parking is used. Mr. <br />Christou indicated it didn't matter he would be willing to put the fence in now. Mr. Liggett <br />reviewed the back of the building, indicating the back of this building will face the front of the <br />Childtime Day Care Center. As there is no local dumpster location, in his opinion they will put a <br />garbage can outside the back doors and store the garbage until it is dumped. Mr. Yager <br />suggested he didn't agree as they could have a company come in once a week and pick up the <br />garbage, but if Mr. Liggett was concerned they could make it part of the motion that no garbage <br />could be kept on site. Mr. Christou reviewed the size of the building and suggested he would <br />have a deck in the back of his house and he would make sure there was no garbage stored <br />outside. Mr. Liggett suggested he was concerned that there was no screening separating the <br />building from Childtime Day Care Center. Mr. Yager suggested he felt that the back doors are <br />for emergency only as there is no walks or service entrances. The services will be delivered <br />through the front before they open. Mr. Yager suggested instead of accenting the back doors <br />green they should be the same color as the back of the building. Mr. Liggett would like to <br />request no storage in the back of the building, if there is some type of screening should be put in <br />place. Mr. Zergott asked about roof top units. Mr. Kopko indicated the air conditioning units <br />will be on the ground at the rear of the building, and they would provide landscaping around <br />them to hide them. Mr. Zergott asked about the lighting in the back of the building. Ms. Kopko <br />indicated there were no plans to put lighting in the back of the building. There are no plans to <br />have hardware on the outsides of the back doors. Mr. Zergott questioned what the hours of <br />operations would be. W. Christou suggested in the winter months, 9:00 a.m. to 9:00 p.m. and <br />some days from 9:00 a.m. to 7:00 p.m.. Ms. Kopko suggested a Pole light in the front will not <br />show on the neighbors lot. Mr. Liggett questioned if this site has to do landbanked parking <br />what will you use for landscaping. Mr. Zergott reviewed the landscaping plans and indicated it <br />was simple and there. Ms. Kopko indicated Mr. Christou would like to have some kind of fruit <br />trees along the back of the property but is not sure what type yet. Mr. Zergott questioned if Mr. <br />Christou would be spraying the trees. Mr. Christou indicated he maintained the trees himself and <br />sprayed during the flowering season. Mr. Zergott suggested he questioned how often the trees <br />would be sprayed because he is concerned about the children at Childtime. Ms. Kopko <br />suggested the play area is in the back of Childtime, and at least 75' feet or more away from were <br />the trees would be placed. <br />T. Liggett motioned to except the J. C. Hair Design Plus, 28813 Lorain Road: the proposal to <br />convert an existing one-story garage to retail use and adding a 1439 square foot addition to the <br />converted garage, with the following recommendations. Two dormers for the flat area of the <br />Multi- tenant section of the addition to match the house.. Screening of any type of material in the <br />back of the building. Zergott indicated if you have to go into the landbanked parking a landscape <br />design will have to be submitted. The motion was seconded by B. Zergott, and unanimously <br />approved.
