~ The proposal consists of renovating a portion of the exterior front facade of the existing
shoppinc, center to accommodate a Giant Eagle Supermarket. Heard at the Planning
commission meeting dated November 10, 1998, and will return to Planning commission on
November 24, 1998.
Mr. Crook, and Mr. Papandreas presented the proposal. Mr. Crook indicated since the last time
we were before your board we have made a few changes. They have widened the gable and
brought in the towers to help tie in the shopping center. Mr. Crook suggested he had met with
Mr. Liggett regarding the Video Mart entrance, Giant Eagle prefers a red awning which would
match the wood on Circuit City. Mr. Crook indicated Mr. Liggett suggested keeping the awning
in line with the Circuit City ban which is at 12' feet, but Giant Eagle would like to keep it at 10'
feet if they can. Mr. Liggett explained he was not sure what the level of the Circuit City ban
was, so he had no objection's to lowering it a bit. Mr. Liggett questioned if Mr. Crook brought
the last submittal that he reviewed at his office, as the other board members had not viewed it.
Mr. Crook indicated he had not brought it with him. Mr. Zergott asked Mr. Rymarczyk if the
board could indicate to match the existing materials or do the materials need to be indicated in
the minutes. Mr. Rymarczyk indicated suggesting they match the existing materials would verify
the materials. Mr. Crook suggested if a list was needed of the materials that would be used there
is a list on the site plans, page C.2a that was submitted this evening. There will be a dryvit
facade and again it will match the ivory masonry. Mr. Liggett questioned if the roof going back
is also a green material to match the other roofs. Mr. Crook suggested the gable that goes back
will match the Batina green and all the coping will be Batina tan. The new towers will match the
existing towers that they will be replacing. The red roof will be barrage and they are working on
the exact color that will be, right now it is called a Circuit City red. Mr. Liggett recapped for the
board xnembers what he had reviewed in his office with Mr. Crook. He suggested he had
concentrated on the Video play area because of it's size. In his opinion it would be nice to have
the contemporary look with color splash similar to the rest of the building, therefore he felt it
was better to go back to the contemporary look. Mr. Yager questioned if Mr. Liggett was
comfortable with the look that was being presented. Mr. Liggett suggested he would like to see
a mix of the two heights for the canopy, not as high as the top but not as low as the lowest
either. Mr. Yager suggested his concern is the large gap between were the entrance to Giant
Eagle is and the entrance to the Video. Mr. Yager questioned what would be used in the open
area, as he would like to see something that would wrap around the side. He would like the
board to think about maybe using some pilasters or some element that helps the image. Mr.
Yager suggested the board had gone to great lengths to eliminate excess signage off the facility
and the architects have done a great job of doing that. He likes the focus being on the Giant
Eagle sign as people know there is a bank, and pharmacy in the building. Mr. Crook suggested
they have a separate department for sign packages and asked if they could keep that separate.
Mr. Yager suggested this building is one of his favorite buildings in the City, that has recently
been built. Mr. Zergott reviewed the CVS case in which the board allowed them to have extra
verbiage, and questioned were does this board draw the line as far as yes there is a Giant Eagle,
honestly he didn't know they would have a pharmacy. His opinion is there is not too much
verbiage they are indicating there is separate businesses within their store and we have allowed it
elsewhere. Mr. Zergott suggested he is not indicating that the board has to do it but is
suggesting it be allowed. Mr. Yager suggested Sport Mart and Circuit City have a verity of
major name themes that go on inside their store, but the store is leased to Sport Mart and Circuit
City, and he feels it doesn't have to be advertised on the outside of the building. Giant Eagle has
a responsibility to let people know through advertisement what they have to offer. Mr.
5
