iat <br />f ' <br />•- . , ? <br />M. Yager motioned to recommend approval of Douglas T. Fisher, NCARB (Donatos Pizza) <br />26170 Lorain Road, a proposal to construct Donatos Pizza parlor, located on the north east <br />corner of Lorain and Canterbury with the following comments: 1) remove all but two of the <br />building signs so that there is one sign on the south facade and one sign on the west facade; <br />2) add a brick base at the entry pylons; 3) that they consider a shade darker brick; and 4) <br />submit for Mr. Zergott's approval a revised landscape plan that incorporates the foresters <br />comments as well as the comments Mr. Zergott has made this evening. The motion was <br />seconded by B. Zergott and unanimously approved. Mr. Fisher requested input from the <br />assistant building commissioner on what he will need to go before the next board. Mr. <br />Ryinarczyk advised seven copies of plans would be needed. He elaborated the exact location <br />of the monument sign as well as dimensions of all signs will also be needed to determine the <br />amount of variances. <br />SIGNS: <br />Literature was presented for the boards review from Developers Diversified Realty <br />Corporation which outlined the signage for the entire Great Northern Shopping Center. Mr. <br />Yager stated tennants should be identified as 1Vrajor or Minor and there should be no <br />intermediate. He suggested that the intermed.iate tenant be the same size as the small tenant. <br />No logos are to be permitted on the signs as that allows too much freedom. Mr. Rymarczyk <br />questioned if the board had any preferences on the sign style. Mr. Yager stated all the sigus <br />should be individual letters as opposed to a sign facia, although color could vary as long as it <br />coord.inates with the color of the awnings. He noted the pallet and style of the building <br />allows for that color variation. Mr. Zergott added there are to be no raceways. The <br />pnembers discussed sizes of signs for the major and minor tenants. It was concluded a 6 foot <br />sign is far too large which takes away from the bu.ilding aesthetics. The members agreed 5 <br />foot should be the largest on a major tennant and a 42 inch maximu.m on the minor tenant. <br />VI. ADJOURNMENT: <br />It was noted plauning commission will not be meeting in August and Chairman Zergott <br />decided to call architectural review board's vacation to coincide with planning commission. <br />The architectural review board will not be meeting for the month of August. <br />The meeting was adjourned at 7:00 P.M. <br />? <br />Brian Zergott, ChaffiRW Ai?Mornish, Clerk of Commissi
