4
if it was possible to incorporate the brick onto the bottom portion of the building, as the EIFS
maxerial will eventually wear over time. Mr. Fisher agreed to incorporate this suggestion into
his next submission. Per plauuiug couunissions request: the site lights were shown as 16 feet
high (no taller than the building); there were anti-glare fixtures so that the bulb is not visible
at any augle unless one is directly under the liglit; there are 0 foot candles at the property line;
the accent liglnts located on each side of the tower as well as each side of the pick-up window
will include a 60 watt bulb; and there are accent fixtures over the canopy wluch include 70
watt bulbs. The members reviewed the elevations. Mr. Yager noted tlus is one of the best
presentations he has seen since becoming a member of the architectural review board. He
offered the following suggestions: removing one sign on each elevation to reduce the total
amount of building signage to a total of two signs; incorporating a brick face on the those
columns at the entry point; and darkening the brick color slightly because the burgundy
canopies are too dominant. Mr. Zergott concurred with Mr. Yager's suggestions, and
questioned if the arclutect has hired a landscape designer. Mr. Fisher advised, as an architect,
he provided the landscaping details. Mr. Zergott explained landscaping in North Olmsted is
extremely important and noted plants such as `Box Wood" will not survive on a southem
exposure and the "Dog Wood" is one of the most fragile trees made. Mr. Tyson stated there
are `Box Woods" and "Dog Woods" at the Lakewood site which seam to be surviviug just
fine. Mr. Zergott explained the likelihood of those types of plant materials to survive really
depends upon the exposure. He elaborated a North or East exposure offers protection from
the hot afternoon sun. Mr. Fisher agreed to utilize an altemative ornamental tree, but
maintained he would like to use a tree that is going to blossom. Mr. Zergott agreed, but
suggested that the architect speak with any landscape designer for some input on the types of
trees to utilize. He added landscaping should also be incorporated out around the green
space rather than just trees and especially around the bottom of the monuvient sign. Mr.
Yager added this type of landscaping is beneficial to the restaurant as it will actually enhance
or draw attention to the sign. Mr. Zergott noted the same type of plant material utilized at
the bottom of the sign could also be incoiporated at each of the entrances thereby creating a
relationship. Mr. Zergott noted a revised landscape plan should be submitted before the next
board meeting. Mr. Tyson stated he would like to keep the signage on the tower to maintain
the corporate image of a Donato's Pizza. He noted without the signage the tower looses its
impact. Mr. Zergott suggested keeping the tower sign and removing the other sign on each
elevation. Mr. Tyson agreed to take the suggestion to remove the logo back to the franchisor
for consideration. The members discussed altematives to using the logo on the tower. Mr.
Fisher noted they could do an awning in the tower area to create a repetition of the red. Mr.
Yager stated he would leave this up to the architect to resolve as they have done a terrific job
to this point. The clerk noted that planuing commission referrecl the proposal to the city
forester, city traffic engineer, and the safety forces. Mr. Rymarczyk added variances will be
needed from the board of zoning appeals for the signage as well as the drives. He requested
that the clerk include in the minutes that the drives are required to be 90 degrees from the
right of way and a 25 foot radius. Mr. Rymarczyk explained seven copies of plans are
needed as soon as possible for the board of zoning appeals which should depict dimensions of
all signs and the location of the monument sign. Mr. Tyson stated he would like to keep the
reader board to annouuce community events as well as specials. The members suggested that
Mr. Tyson argue his point in front of the board of zoning appeals. Mr. Yager elaborated the
architectural review board will make a recommendation to the board of zoning appeals,
however board of zoning appeals is the board responsible for final approval of tlie signage.
