Mr. Yager questioned if <br />there was a need to have that strip illuminated as it could simply be a red EFIS accent stripe <br />which would have a similar appearance. Mr. Forester agreed to consider this altemative. <br />Mr. Yager stated this was an improvement on the building, however, the Plain Dealer and <br />U. S.A. Today newspaper machines detract from the soft appearance of the building. He <br />questioned if the vestibule was large enough to put those machines inside the building. Mr. <br />Forester agreed to consider this alternative. Mr. Yager stated the photographs did wonders <br />to the presentation as he was not very impressed with the blue prints until reviewing the <br />photographs. He suggested incorporating the colored photographs into the submission in the <br />future. Mr. Zergott suggested that some laudscaping be included along the bottom of the <br />monument sign. Mr. Forester explained the sign is five feet from the right-of-way which is a <br />foot north of the sidewalk line. If landscaping is incorporated the sign would have to be <br />pushed back into the parking and some parlting would have to be eliminated. Mr. Zergott <br />stated he was disappointed in the city's sign ordinance as it limits the amount of improvement <br />thax can be made to a site. <br />M. Yager motioned to recommend approval of Bakers Square, 24025 Lorain Road, a <br />proposal consisting of exterior re-imaging, lighting, and signage with the following <br />comments: that the neon band be eliminated and a red EFIS strip be put in its place on the <br />monument sign and the building facade; that the light fixture be revised to be reduced in size, <br />yet achieving the same aesthetics on the roof and be painted to fall in line with the color of <br />the metal; that the newspaper area be hidden behind a wing wall or something ofthat sort; <br />and that the landscaping be ievised at the monument sign area to identify and incorporate the <br />revised sign. The motion was seconded by B. Zergott and unanimously approved. Mr. <br />Yager requested that the developer provide copies of the photographs presented for the file. <br />3) Douglas T. Fisher, NCARB (Donatos_Pizza) 26170 Lorain Road <br />Proposal to construct Donatos Pizza parlor, located on the north east corner of Lorain <br />and Canterbury. If referred by planning commission June 9, 1998. Mr. Tyson, franchisee <br />representative and Mr. Fisher, architect presented the proposal. There will be a 6 foot <br />wooden fence along the north east side of the property along with evergreens to prevent head <br />lights from flowing over to the residential properties as requested by the planning <br />commission. Mr. Rymarczyk noted drawings have not been presented reflecting the changes. <br />Mr. Fisher did not have drawings with him, but agreed to provide such revisions as soon as <br />possible so as not to delay the review process. Mr. Tyson noted the fence was a <br />recommendation of planning commission and they have decided to follow all planuing <br />commission's recommendations. Mr. Rymarczyk reiterated the city will need a copy of those <br />revisions for the planning commission chairman to sign off on. The clerk noted the proposal <br />will be returning to planning commission after board of zoning appeals. Mr. Rymarczyk <br />further advised any revisions will also be needed for board of zoning appeals. Mr. Fisher <br />went into an elaborate explanation of all elevations begiuning with the signage. The sign <br />originally shown on the north side of the building will be removed. There were a total of four <br />building signs shown (two on the south elevation and two on the west elevation). The <br />exterior materials were as follows: Exterior Brick - Beldon Brick, Standard, St. Anne-Blend; <br />Wall coping - metal, painted patina green, Sherwin Williams, DMI Green; Tower Roof - <br />Metal, painted patina green, Sherwin Williams, DMI Green; EIFS Band - Shefvvin Williams, <br />Coast Point #2053; EIFS Accent Band - Painted patina green, Sherwin Williams, DMI <br />Green; and Awnings - Manufacturer, Sunbrella and Color, Crimson.
